N(7iV, ZHBRHPORS, BH IT RHSOLVBD that the Anaheim City Planning Commission hereby
recomuends to the City Council af the City of Anaheim that Petition for Reciassification
No. 40-61-85 be approved and, by so doing, tha' T?tle 18-2oning of the Anaheim
Municipzl Code be amended to exclude the above described property from the R-A, RESIDBNTIAL
AGRICULTURAL zone and to incorporate said described properfZ' ST1 theC-1, NSI~"-~?9~tH00D
COMMHRCIAL ZONE, and~the C'=S, HBAVY CONMBRCIAL ZONE; npon the'foYlowing conditions which
are hereby £ound to be a necessary prerequisite to the proposed use of the subject pro-
perty in order to preserve the safety and general welfare of the citizens of Anaheim;
1. Development substantially in accordance with plans presented.
2. Dedication of 53 feet from the monumented centerline of Orangethorpe Avenue
and Dowling Street (20 feet existing on both streets).
3, preparation of street improvement plans for Orahgethorpe ALenue and Dowling
Street and installation of all improvements in accordance with approved standard
plans on file in the office of the City Engineer.at the time of development.
4. Payment of $2,00 per front foot for Orangethorpe Avenue and Dowling Street for
street lighting purposes at time of development.
5. Provision of utility easements along exterior boundaries as determined by the
Directflr of Utilities.
6. Time limitiation of 90 days for the accomplishmer.t of Items 2 and 5.
7, provision of a six (6) foot iandscaped s*.rip abut•;ing the easterly and southerly planned
highway right-of-way lines of subject properties, excepting therefrom that property con-
t•ained in Parcel No. 2, and the provision of five <5) faot by five (5) foot i:ree wells at
forty (40) foot intezvals adja,ent to the pianned highway right-of-way line~anQ the in-
stallation of street trees therein.
All portions of said parkway not iille3 in with concrete shall be properly landscaped
in the manner provided for herein. Plans for said landscaping anQ ;~ater supply, including
the spacing of street trees and shrubs~ shall be subject to the approval of the Supe--
intendent of Parkway Maintenance.
