491 fee4 of the west 123 feet of Lot 5, as shown on "Record of Survey of a part of Section
4, Township 4 South, Range 10 West, S. B. B. & M, in the Rancho San Juaz Cajon de Santa
Ana, City of Anaheim, County of Orange, State of California, filed in book 1, page 55 of
Record of Surveys of said county.

the City of Anaheim oa June 26, 1961 at 2:00 o'cloct. P.M., notice of said
public hearing having been duly given as required by]aw and ia accoiaance with the provi~
sions of the Anaheim Municipal Code, Chapter 18.68, to hear and cottsider evidence for and
against said proposed vnriaace and to investigate and mate findings and recommendations
in connection therewith; and

self and in its behalf, and after due consideration of all evidence and r.eports offered
as said Learing, does fiad and determine the following facts:
1. That the petitioner requeats a variance from the Analieim Nunicipal Code:
~ection 18 d6.030 (4-b) to permit `;he a~lit of subject property into two lots, each having
a fsontage of 60.5 feet and an area of 7,441.5 feet.
2, That there are eaceptional or extraordinary circumstancea or conditions
applicnble to the pragerty involved or to the intended use of the proper~y that do not
apply generally to the property or class of use in the same vicinity and zone.
3,, T'~at the reques4ed eariance is necessary for the preservation und eajoyment
of a eubst&.Rti~l propertq right possessed by other property in the same vicinitq and
zone, and denied ta the property in question.
4, That the requested varianc~ will not be materiallq detrimeatal to the public
welfare or injurious 4o the property or improvementa in such vicinitq and zone ia which
the property is located,
5. That the requested 'variance will not adversely affect the Comprehensive
General Plan,
6. That no one appeared in opposition to the subject petition.

1. Recordation of a Record of Survey Map of subject gzoperty isdicating the subdivision
of subject property in accordunce with the plans presented,
2. Instal?ation of sidewalks and driveways in compliance with the approved standard
plans on file in th2 Office of the City Snginee=
3. Payment of $2.00 per iront foot for street lighting purposes on Cherry Way.
4. Time limitation af one hundred eigkty (180) days for the accomplishment of Item Nos.
1, 2, and 3 as required by Sectson 18.68.040 of the Anaheim Municipal Code.
