NC4V, TIiBRBFORB, BH IT RHSOLVSD that the Anaheim City Planning Commission hereby
recommends to the City Council of the City of Anaheim that Petition for Reclassification
No. 61-62-29 be approved and, by so doing, that Title 18-Zoning of the Anah~im
Municipal Code be amended Eo exclude the above described property from the R-A, Residential
A gricultural,zone and to incorporate said described property in the C-1, Neighborhood
Commercial, zQ::~e, upon the following conditions which are hereby found to be a neces-
sary prerequisite to the proposed use of the subject proper4y ia order to preserve the
safe~y and general welfa=e of the Citizens of Anaheim:
1. Development substantially in accordance with Exhibit No. 1.
2, provision of landscapin.g in accordance with E#~hibit No. 1, plans for said
landscaping to be submitted to and sub~ect to the approval of the Supc~rin-
tendent of parkway Maintenance and to be installed prior to F'inal
Building Inspection.
3. Provision of a six (6) foot masonry wall alcng the north and east boundaries
of. sub~ect propex•ty, except for a thirty (30) foot section where the pro-
posed easement abuts the land-locked parcel to the north.
4. IIedication oY 45 feet from the monumented centerline of placentia Aveue
(30 feet existing).
6, preparation of street improvement plans and installation of all improve-
ments for placentia Avenue and CyPress Avenue in accordance with the
approved standard plans on file in the OfEice of the City Engineer.
6. Payment of $2.00 per front foot for street lighting purposes on Pl~centia
Avenue and Cypress Avenue.
7, provision of utility easements along exterior boundaries as determinsd to
be necessary by the Director of Public Utilities to adequately serve the
~u.b,~ect pro erty~ an£d other property.
