NOW, 11-IBRBPORH, BB IT RHSOLVHD that the Anaheim City Planning Commission hereby
recommends to the City Council of the City of Anaheim that Petition for Reclassification
No. 61-62-31 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municipal Code be amended to exclude the above described property from the R-A, Residential
Agricultural zon~e and to incorpozate said described property in the C-19 Neighborhood
Commercial zone, upon the following conditions which are hereby found to be a neces-
sary prerequisite ta the proposed use of the subject property in order to preserve the
safety and general welfare of the Citizens of Anaheim:
lo Development substantially in accordance with Exhibit Nos. 1, 2, 3, 4, 5, and 6a
2e Installation of a six (6) foot masonry wall on the northerly property line ad3acent to
the parking area and L•he southerly property line prior to Final Building Inspectiono
3. Provision of parking area in accordance with the Code requirements and the open-air
parking dimensions adopted by the Planning Commission and on file in the office of
the Planning Department .
4. Provision of a six (6) foot lanscaped strip abutting Mountain View Avenue and Manchester
Avenue, plans for said landscaping to be submitted to and sub~ect to the approval of
the Superintendant of Parkway Maintenance and to be installed prior to Final Building
Inspection.
5e Preparation of street improvement plans and installation of all improvements for
Mountain View Avenue and Manchester Avenue in accordance with the approved standard plans
on file in the office of the Cit~ Engineero
6o Payment of $2000 per front foot for street lighting purposes on Mountain View Avenue
and Manchester Avenuea
7e Provision of utility easements along exterior boundaries as determined to be necessary
by the Director of Public Utilities to adequately serve the sub3ect property and other
property. •
8o Time limitatiin of ninety (90) days for the accomplishment of Item Noso 5, 6, and 70
