Na'V~ THBRHFURB, BB IT RBSOLVBD that the Anaheim City Planning Commissioa hereby
recommends to the City Council of the City of Anaheim that petition for Reclassificat3on
No, 61-62-48 be approved and, by so doing, that Titie 18-2oaing of the pnaheim
Mutticipal Code be nmended to exciude the above described property from the R-A, Residentiai
Agsicuitural zone and to incorporate said described property in theR-3, Multiple Pamily
Residential zoae, upon the foliowing coaditions which are hereby found to be a neces-
sary prerequisite to the proposed use of !he subject property in order to preaerve the
safety and general welfare of the Citizens of Anaheim:
1. 3ubject to the approval of Petitions for Co~ditional Use Permit No. 179 and Variance
No. 1420.
2, Development substantially in accordance with Exhibit Nos. 1 aad 2,

6, Payment of $2,00 per front foot for street lighting purposes on Knott Avenue.
7. P yment o~ a Park an¢ Recreation Pee of $25.00 per dweiling unit to be collected as part
o~ the Building P.ermit.
8. Providion of trash storage areas as determined by the Department of Public Works,
Saaitation Division, which are adequate in size, accessible to trash-truck pick-u~,
and adequately enclosed by a solid fence or wall, prior to Pinal Building Inspection.
9. Installatioa of a six (6) foot masonry wall nYong the westerly 300 feet of the southerly
bouadary af sab'ect property, along the westerly 344 feet of subject property and along
the westerly 30~ feet of the northerly boundary of subject property, said wal~s to be
insta~.led prior to Piaal Building Inspection.
10. Posting of a bond for an eighteen (18) mottth~s period of time to insure the installation
of walis in accordance with the requirements of Code Section 18,32,090, along the
northerly and ~outherly boundaries of the.easterly e~ghty (80) feet of sdbject property.
11. 3ub,7'ect to the approval of construction plans for the installation of carports by the
Building and Planning Depaxtments, with the stipulati4n that the rear wall of th~ pro-
