sions of the Aaaheim Muaicipal Code, Chapter 18.72, to hear and conaider evidence for and
against said proposed reclasaificatioa and to iavestiga•te a~d mate findings sad recoamen-
dationa in connection therewith; and

recommends to the City Council of the City of Anaheim that Petition for Reclassification
No. 61-62-4 be approved and, by so doing, that Title 1~-Zoni:zg of the Anali~im
Municipal Code be amended to exclude the above described property £rom the R-A, Residential
Agriceltural zone and to incorporate said described propesty in the C-1, Neighbozh.cod
Commerciai zone, upon the folxewing conditions which aze hereby found fo be a neces-
sary prerequisite to the proposed use of ihe subject property in order to preserve tha
safety and general welfare of the Citizens of Rnaheim:
1. Dedication of 53 feet from the monumented cen~erline of Huclid Avenue C30 feet
exis~ing),
2. Preparation of street improvement plans and installation of all improvemants :or &rclid
Aeenue in accordance wi4h thP approveti standasd plan's on file in the office af the City
Bngineer.
3. Payment of $2,00 per £iont foot for street lighting purposes on 8uclid Avenue.
4, Installation of a six (6) foet landscaped setback abutti.ng planned highway right-of-way
line and installation of landscaping in the parkway portion of the dedicated st.-eets,
plans for said landscaping to be subNitted to and subject to the appxovai ^,f ~`,~e. 3itper-
intendent of ParE:way Maintenance.
5, Piling of deed restrictious limiting the use of subject property to busiae;r L~-: pro-
fessional offices only.
6. Limitation of one (1) sign with a maximum size of three (3) square feet aEt<..~:?^a"r ~u a,ad
parallel with the face of the proposed building.
7. Instailation of a six (6) foot masor.xy wall a2ont the south and easterly boundaries
of subjecti property.
8. Provision of twelve (12) parking spaces as per Code req,uirements. ~
9. Development substantially in accordance with Bxhibit °'A".
10. Dedication of the access rights to the abutt3ng public ailey to,the City 4f Anaheim.
ll, Time limitation of ninety (90) days for the accomplishment of Item Nos.1,2,3,4,5,7,8, ~
