RECOMMENDINGTO THE CITY COUNCIL OF THE CITY OF ItNAHEIM THAT

WEiEREAS, the CIry Plenning Commission of the City of Aneheim did receive a vedfied Petition fot Reclae'sifica-
tionfrom RAYMOND and JACK'HAZARD, 15392 8ast Anaheim Road, Anaheim, California, Owner;
John B. Kilroy Company, 1360 South Los Angeles Street, Anafieim, California, Agent; proposing
reclassification of the following d~scribed property: Ail that ce=tain land situated ia the
3tate of California, County of Orange, City of Aaaheim, desz'ribed as follows: Parcel 1. The
west 10 acres of the north 20 acres of Lot 15 in Block A of the &raemer Tract, as shown on a
Map recnrded in Book 12, pages 87 and 88 af Miscellaneous Records of Los Angeles.County,
Cal3fornia. Bxcepting therefrom the northerly 170 feet of the easter],y 290 feet. Parcel 2.
The northerly 170 feet. of the easterly 290 feet of the westerly 10 acres of the northerly

WHEREAS, the Ciry Plenning Commission did hold a public headng at the Cfty Hall in the City of Meheim an
December 27, 1961 at 2:00 o'clock P.M. notice of said public hearing heving been duly given ae tequired •by
law ead in accordance with the provisions of the Meheim Municipel Code, Cheptei 18.72, to heae end consider evidence
for and against said ptoposed reclessificetion end to investigate end meke $ndings end tecommendationa in connectlon
therewith; end •

WHEREAS, said Commission, after due inspection, investigetion, and study made by itself end in its behalf, and
efter due consideretion of ell evidence and reports oEfered at said hearing, does find end deteimlt[e the following fecta:
1. Thst the petitioner proposes a:eclassification of the above described pmpetity from the R-A, RBSIDBNTIAL
AGRICULTVEtAL, ZONB to the M-1, LIGHT MANUPACTURING, and P-L, PARKING IANDSCAPING, ZONSS.
2. That the proposed ceclassification of subject property is necessary end/or desireble for the orderly and pro-
per development of the community.
3. That the proposed reclassification of subject pcoperty does properly ~elete to the zanes and~their permitted
uses locelly esteblished in close proximity to subject pcoperty end to the zones end theie pe~mitted uaes generally esteb-
lished thmughout the community. '
4. That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets ~and highways which are proposed to carry the type and;quantity of traffic, which
will be generated by the permitted uses, in accordance with the circulation element of the
General plan. •
5. That no one appeared in opposition to ~ubject petition.

y to the City Councll of the City of Meheim that subject Petition for Recless36cation be approved end, by so doing,
that Title 18-Zoning oE the AneheIm Municipel Code be ameaded to exclude the ebove described property from the*
1, Develop~eent substantially in accordance with Bxhibit No. 1.
2, Installation of landscaping in the P-L, Parking I,andscaping, Zone portion of subject
property, plans for said landscaping to be submitted to and subject to the approval of
the Superintendent of Parkway Maintenance, and said landscaping to be installed prior
to Pinal Building Inspection.
3, Dedication of 45 feet from the monumented centerline of Anaheim Road (20 feet existing),
4. Dedication of 53 feet from the monumented centerline of Dowliag Avenue (20 feet existing).
5. Preparation of street improvement pians and instailation of all improvements for
Dowliag Avenue and Anaheim Road, subject to,trie approval of the City Engineer and in
accordance with the adopted standard plans on file in the office of the City Sngineer,
at the time of developmen,t.
6. ~ayment of $2.00 per frorit foot for street lighting purposes on Dowling Avenue and .
' Anahein Road at the time of development.
7. Time limitatioa of one hnttdred eighty (180) days for the accomplishment of Item Nos.
3 and 4. ~
