public hearing having been duly given as reqesired by]aw and in accordance viith the provi-
sions of ~the Analaeim Municipal Code, Chapter 18.68, to hear and conaider evidence for and
against said proposefl variance and to investigate and ffiaks °'ial3ings and recommendations
in c~nnection therewith; snd
WHH1tSAS, snid Commissioa, after due inspection, inve~tigatiore,aad stufly made by it-
self and in its beY,alf, and after due consideration of all evidence and reports offered
as said hearing, does find an3 determine•the follow3n~; facts:
1. That the petitioner r~quests a variance from the Anaheim Nunicipal Code:
8ection 18. 24.030 C4-A) to permit the width of Lot Nos. 29, 30f 33, 35, 37 and 40 as in-
dicated on Tentative Map of Tract No. 41C`.
2. That there are exceptionai or extraordinary circumstances or conditions
applicable to the property involved or to the iateaded ~ae of the property that do not
apply generaily to the pzoperty or ciass of use in the same vicinitq and xone.
3, That the requested variance is necessary for the preservation and en,~oyment
of a eubstantial property right possessed by other property in the scme vicinity ctnd
zone, and denied to the property in question. •
4. That 4he requested variance wili not be materialiq detrimenta~ to the public
welfare or iajurious to the property or improeements in such vicinity and zone in which
the property is located, '
5. That the requested varian.ce will not adversely affect the Comprehensive
Genesal Plan,
6. That sio one appeased in opposition to subject petition.

1, Subject to the recozdation of a Final Map of ~ubject property
2. Subjeci: to the annexation of subject property into the City of Anaheim prior to
recordation of a final tra~t map of sulijeCt property. If said tract map is recorded
prior to annexation to the City of Anaheitn, Petition for Variar.ce No. 1384 shall be-
come null and void. ~
