recommends to the City Council of the City of Anaheim that Petition for Reclassification
'~o. 61-62-12 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municipal Code be amended to exclude che above described property from the q_A, RESIDENTIAL
AGRICULTURAL zone and to incorporate ~sid described property in the C-1 IGHBQR
COMMffitCIAL~.'~"F . Pa.r.~el J.~ anrt the R-3,. MULTIPLE. FAMILY RESIDENTIAL,, ZON~..~arce ~.
1. SubJect to recordation of a Final Tract Map of subject property.
2. Payment of $25.00 per dwelling unit Park and Recreation Fee to be collected as part of
the Building Permit.
3. Provision of a six foot wide landscaped strip abutting and paral;lel to the planned
highway right-of-way line of Lincoln Avenue and the future street, plans for said land-
scaping to be submitted.to and subject to the approval of the Superintendent of Parkway
Maintenance, and said landscaping to be installed prior to Final Building inspection.
4. Provision of walls in accordance with Code requirements, or the posting of a bond there-
for, in addition to the installation of a 6 foot masonry wall on the north side of the
alley between proposed C-l~Lot No. l~and proposed R-3~Lot No. 2~for the full length of
