2. That the proposed use will not adversely af£ect the ad,joiaiag iaad uaes and
the grorrth and development of the ares in which it ia p~~posed to be located.
3. That the siza and ahape of the site propoaed for the use ~_ adequate to
allow the full development of the pro~osed use in a manner not detrimental to the parti-
cular area.nor to the peace~ health~~safety~ aad general rrelfare of the citiuns of tLe
City of Anaheim.
4. That the traffic generated by the propoaed use ~ill not impoae aa undue bur-
den upon the sbreets aad highways deaigned and proposed to earry the traffic in the area.
5. That the granting of the Conditional Use Permit under Lhe conditiona iapoaed~
if aay. wiil not be detrimental to the peace, heaith, safety, end geaeral xeifare of the
citizeas of the City of Anaheim.
6. That the provision of standard netting 42 feet in height along all boundaries
of sub,ject property is hereby autkiorized as governe~l by.Code Section 18,64.070.

1.Development subs:antially in accordance with Exhibit No. 1, with the exception that the
fence sha11 be setback a minimum of ten (10) feet from the right-of-way Sine of Lincoln
Avenue, plans for said development to be submitted to and subject to the approvai of the
Building and Planning D~partments.
2,provisioa of a ten (10) foot landscaped setback area abutting Lincoln Avenue on the
southerly boundary of subjec~ property, plans for sa.3.d landscaping to be submittedtp
and subject to the approval of the Superintendent of Parkt,ray Maintenance.
3.Payment of $2,00 per £ront foot for st:=~t lighting purposes on Lincoln Avenue.

Avenue in accordance with approved standasd plans on file in the 0££ice of the City
