NC1W, TfIBitSPORH, BB IT RESOLVED that the Anaheim City Planning Commission hereby
recommends to the City Council of the City of Anaheim that Petition for Reclassificsstion
No. 61-62-28 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municipal Code be amencied to excinde the above described property from the R-A, Residential
Agricultural zone and to incorporate said described propesty in the R-3, Multiple Pamily
Residential zone, upon the following conditions which are hereby found to be a neces-
sary prerequisite to the proposed use of the subject property ia order to preserve the
safety and general welfare of the Citizens of Anaheim:
1. Development substantially in accordance with Hxhibit Nos. 1, 2, 3, and 4.
2, Provision of landscaping in accordance with plans presented, plans for said landscaping
to be submitted to and subject to the approval of the Superintendent of Parkway Main-
tenance and to be installed prior to Final Building Inspection.
3. Preparation of street improvement plans and installation of all improvements for
Acacia Street, in accordance with the approved standard plans on file in the Office
of the City Bngineer.
4. Payment of $2.00 per front foot for street lighting purposes on Acacia Si:reet.
5. Provision of utility easements along exterior boundaries as determined to be necessary
Uy the Director of Public Utilities to adequately serve the subject property and other
property.
6. Payment of $25.00 per dwelling unit Park and Recreation Pee to be collected as part of
Buiiaing Pertnii.
7, Fro'vision of areas for adequate trash storage and pickup as determined by the Director
of Public 1Yorks prior to Ninal Building.Inspection.
8. Subject to the approval of Petition for Conditional Use Permit No, 158.
9. Time limitation of one hundred eighty <180) days for the accomplishment of Item Nos.
3, 4, 5, and 8.
