WFIBREA3, the City x~lanaing Commiasioa of the City of Anaheim did receive a eerified
Petition fos Conditional Use Permit from ~ CIASBN, 1517 Bast La Palma Avenue,Anaheim,
California, O~.vner; R. A. Diedrich, 908 Hast Oleander, Brea,California, Agent
of certain real property situated in the City of Anaheim, County of Oraage, 3tate of
California, as described ia Exhibit "A" or as followa: Legal description, Exhibit "A", on
file in the office of the Planning Department

WHHRBAS, the City Planning Commission did hold a public hearing at the City Hall in
the City of Anaheim on Septe~qber 18, 1961 at 2:00 c'cYoct P,M., notice of said
public hearing having been duly given as required by hw and in accordance x3.th the proai-
sions of the Anaheim Flunicipal Code, Chapter 18.64, to hear an~ consider evidence for aad
against said proposed condztional use and ta investigate and make findings and recommen-
dAtions in connection therewith; ancf
WHERBAS, said Commission, after due inspectioa,investigation, and study made bq i4-
self and in its behalf, and after due consideration of all evidence and repoxts offered
at said hearing, does find and determine the following facga:
Y. That the pr~posed use i.s properly one for which a Conditional Use Perait
is suthorized by this Code, to wit:garden type apartments.
2. That the proposed use will not adversely affect the ad3oining land uses and
the growth and deveiopraen4 aA the area in which i# ia proposed to be located.
3, That the size an3 shape of the site proposed for the use is adequate to
allow the full developmenS of the proposed use in a aanner not detrimaatal to the parti-
cular area nor to the peace, health, safety, and general welfare of the citizens of the
City of Anaheim.
4. That.the 4r~:fic genesated by the propoaed use ~tili not impose an undue bur-
den upon the streets ead highways desigaed and pr~posed to earry the traffic ia the area,
5. That the granting of•the Conditional Use Permit under the conditions imposed,
if any, wiil not be detriwentai to the peace, health, safety, and geaeral welfare of the
citizens of the City of Anaheim.
G. That the garage requirement is hereby waived to permit the installation of
carports rather than garages uader the authority granted by Code, Section 18.64.070.

scaping to be submitted to and subject to the approVal of the Superintendent of Park-
way Mainteaance and to be installed prior to Pirial Building Inspection.
3. Preparation of street improvement plans and ins~allation of all improvements for
Acacia Street, in accordance with the approved stan3a=d plans on file in the Office of
the City Engineer.
4. Payment of $2.00 pez front foot for street lighting purposes on Acacia Street.
5. Provision of utility easements along exterior boundaries as determined to be necessary
by the Director of Public Utilities to adequately serve the subject property and other
property.
6. Subject to the approval of Petition for Reclassification No. 61-62-28.
7. Provision of areas for adequate trash stora?e and pickup as determined by the Uepartment
o'f Pu?,:.Lic Works.
8. Fayment of $25.00 per dwelling unit Paxk and Recreation fee to be collected as part
of Suilding Permit.
9. Time limitation of one hundred and eighty (180) days for the accomplishment of Item
Nos. 3, 4, 5, 6, and 8.
