A RESOLUTION OF THE CYTY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 189 BE GRANTED
WHEREAS, the City Pleaning Commisaion of the City of Aneheim did receive a vedfied Pefitlon for Conditional

Vandruff Developments, Inc„ 2973 West k.me Avenue, Anaheim, California, Agent; of certain
"Yea'1 property'sit~sated in,the City of A;,:aheim, County of Oraage, State of California~ as
described in'ffichibit•"A" or as fo~.~ows: The Southeast quarter of the northeast quarter of

WHEREAS, tSe City Planning Commission did hold a public headng at the City Hell in the City of Aneheim on
Pebruary 5, 1962 et 2:00 o'clock P.M., notlce of said public hearing having been duly given as required by
lew end in ecco:dence with the provisions of the Meheim Municipel oode, ~hapter lS,o4, to hear end consider evidence
for end against seid proposed conditlonal use end to 1;nvestigete And meke findings and recommendetlons in connection
tl~erewith; and
WHEREAS, said Commission, after due inspection, investigation, ertd study mede by itself and in its behelf, end
after due consideretion of all evidence end reports offered at said hearing, does find and detecmine tlie following fecta:
1. Thet the p:oposed uae is p~opeely one for which a Conditional.Use Pe~it is authorized by this Code, to
wit: a planned unit development. ,
2. That the proposed usre will not edveiaely affect the adjoining lend uses end the gmwth end development of
the aeea in which it is proposed to be loceted.
3. Thet the size end shape of the site proposed for the use is edequete to sllow the full development of the
proposed use in a menner not detdmental to the padiculer erea nor to the peace, heelth, safety, and generel welfare
of the Citizens of the City of Meheim.
4. That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and proposed to carry the traffic in the area.
5. That the granting of the Conditional Use Permit under the conditions imposed,
if any, wi11 not be detrimental to the peac~, health, safety, and genera! welfare,of the
citizens of the City of Anaheim.
6. That verbal opposition, in addition to petitions of protest conta~ning
approximatety 300 signatures, was recorded against subject petition.

NOW, THEREFORE, BE IT kc.~OLVED thet the Aneheim City Plenning (;ommission does hereby grant subject
Petition for Conditionel Use Permit, upon the following conditions which ace heceby found to be a necessary precequisite
to the proposed use of the subject property in order to pceserve the safety and general welEare of the Citizens of the
City of Anaheim: '
1. Development substantially in accordance with Exhibit Nos. l, 2, 3, and 4.
2. Subject to the approval of Petition for Reclassification No. 61-62-59•
3. Provision of a s~x (6) foot masonry wall on the north, west, and south boundaries of
subject property with the provision of a six (6) fo~t decorative block wall on the
easterly property line except for those areas resened for ingress and egress to Sunkist
Street and with the installation of landscaping in the proposed planter area abutting
~ Sunkist Street, plans for said landscaping to be submitted *.o and sub'ect to the approval
of the Superintendent of Parkway Maintenance and said landscaping to ~e installed prior
to Fi~al Building Inspection.
4. Dedication of 45 feet from the monumented centerline of Sunkist Street (20 feet existing).
5, Preparation of street improvement plans and installation of all improvements for Sunkist
Street, subject to the approval of the City Engineer and in accordance with the adopted
standard plans on file in the Office of the City Engineer.
6. Payment of $2.00 per front foot for street lighting purposes on Sunkist Street.
7. Provision of a five (5) foot utility easement along the northerly and southerlY boundaries
of s~tbject property to adequately serve the subject property and other properties at the
time of the installation of service facilities.
$. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as part
of the Building Permit.
9. Provision of trash storage areas as determined by the Department of Public Works, Sanita-
tion Division, which are adequate in size, accessible to trash-truck pick-up, and
adequately enclosed by a solid fence or wall, prior to Final Building Inspection.
10. Provisions for the adequate drainage of subject property to be subject to the approval
of the City Engineer.
11. Provision of an eight (8) foot utility easement along the westerly boundary of subject
properky xo ad~quateJy serve ~he subject property and other properties at the time of the
installat~on o service f~~cilities.
12. Time limitation of one hundred eigh~y (•180) days for the accomplishment of Item Nos.
4, 5, and 6.
