WHEREAS, said Commiesion, efter due inspection, inveatigation, and atudy mede by itself end in ita behalf,

fects:
1. That the petitioner cequests a vadence fcom the Mehetm Municipel Code: Sect i on 18. 32 • Q80 (2) to
permit the development of sutrject property with side yards of 5 feet in width and Section
18.32.060 to permit the construction of two story multiple family residential development
cn Lot Nos. 30 through 35 of subject~property. •
2. That there are exceptional or extraordinary circumstances or conditions e~pplicable
to the pr~operty involved that do not apply yenerally to the property in the same vicinity
and zone.
;. That the variance, as approved, is necessary for the preservation and enjoyment of
a substantial property right possessed by other property in th~ same vicinity and zone, and
denied to the property in question.
4. That the variance, as approved, will not be materially detrimental to the public
welfare or inJurious to the property or improvements in such vicinity and zonein which the
property is located.
• 5• That the variance, as approved, will not adversely affect the Comprehensive
General Plan.
6:' That it is hereby deemed necessary to maintain the 7~ foot side yard requirement
for the development of subject propertyin accordance riith the requirements of Code, Section
18.32.080(2) in order to protect the health, safety, and welfare of the citizens of the
City of Anaheim, thereby providing for adequate ventilation and light between the buildings
to be established on subJect property.

posed use of the subject propei;y in order to preserve the seEety and generel welfere of the Citizens uf the City of
Anaheim.
1. Development substantially in accordance with Exhibit Nos. l, 2, and 3 with the modifica-
tion of plans in order to comp)y with the requirements of Code, Section 18.32.080 ~2)
for the provision r~f 7Z foot side yards.
2. Provision of four (4) elevation plans to be submitted to and subject t~ the approval
of the Plar,i~ing Commission. .
3. Provision of iandscaping and tree wells tn the parkway portion of the subject property,
plans for said landscaping to be submitted to°and subject to the approval of the
Superintendent of Parkway Maintenance and said landscaping to be installed pr3or to
Firsal Building Inspection.
4. Provision of trash storage areas as determined by the Cepartment of ~ublic Works,
Sanitation Division, which are adequate in size, accessible to trash-truck pick-up,
and adequately enclosed by a solid fence or wall prior to Finai Building Inspection.
