~ to the City Council of the Citp of Aaaheim that subject Petition for Reclasaificetion be eppmved end, by so doing,
thet Title 1&ZonIag of the Meheim Muaicipel Code be amended to esclude the ebove descdbed property from the
R-A, RESiDENTIAL AG,RICULTURAL, ZONE and to incorporate said described property in the
C-1, NEIGHBORH000 COMMERCIAL, ZONE upon the following conditions which are hereby faund to
be a necessary prerequisite to the proposed use of the subject property in order to preserve
the safety and general welfare of the citizens of Anaheim:
1. Development substantiali in accordance with Exhibit Nos. 1 and 2.
2. Installaiion of a six (6~ foot masonry wall on the northerly boundary and the easterly
boundary of sub'ect property except for that area occupied by the existing residence.
3. Limitation of t~e use of the existing residence to residential purposes only with no
combined residential and commercial use permitted.
4. Removal of the existin~ residence on subject propert;~ at such time as the residenttal use
of said residence is discontinued at which time a six (6) foot masonry wall shall be in-
stalled on the eas~erly boundary thereby providing a continuous block wall along the
entire easterly boundary of sub ect property.
5. Jnstallation of a minimum stx ~~) foot landscaped strip along the entire frontage of sub-
, ~ect propertY, plans for said andscaping to be submitted to and subject to the approval
af the Superintendent of Parkway Maintenance and sald landscaping to be instalted prior
to Final Bu'ilding Inspection.
6. Preparation of street improvement plans and installation of all improvements for Stanton
Avenue and Beach Boulevard, subject to the approval of the CitX Engineer and in •accordance
with the adopted standard plans on file in the office of the City Engineer.
7. Payment of $1.00 per front foot for street lbghting purposes on Stanton Avenue and Beach
Boulevard.
8. Provisiun of a ten foot utility easement along the westerly boundary of subject property
to adequately sehve the sub,~ect property and other properties, at the time of the in-
stallation of service facilities.
9. Proyision of tr~sh storage'areas as determined by the~De ~rtment of Pubiic W r~CS,
