commend to the City Council of the Citj~ of Anaheim that subject Petition for Reclassification be
approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to ex-
clude~the above described property from the R-A, RESIDffiITIAL AGRICULTURAL, ZONE and to incor-
porate said descr3bed property in the P-1, PARKING ZONE only, upon the following conditi~ns which
are hereby found Eo be a necessary prerequ'_site to the proposed use of the subject property in
order to preserve $he safet~ and general welfare of the Citizens of Anaheim:
1. Development substantially in accbrdance with Exhibit No. 1 with appropriate modification for
compliance with the conditions outlin@d herein.
2. Dedicatiori to the City of Anaheim of~all vehicular access rights from the subject property to
Empire Street.
3, ptovissoa~• and maintenance of a twenty (20) foot wide access driveway extending northerly from
subject property to Lincoln Avenue wi•th the installationiof suitable concrete barriers not less
than one and one-half (1~) feet in height abutting and parallel to both sides of said driveway,
subject to the apprqval of the City Bngineer, Frior to Final Building Ynspection of the park-
ing lot. ,
4. InstalJ.ation of a six (6) foot masonry wall where said walls do not exist, along the southerly
boundazy of subject property and the inst~l~ation of a five CS) foot wide strip of lanQscaping
including tree welis with the installation of treesiherein at forty (40) foot intervals, as
indicated bn Hxhibit No. 1, plans for said landscaping to be subject to the approval of the
Superintendent of Parkway Maintenance and said walls and landscaping to be installed prior to
Final BuilBing Inspection of the patking lot.
5. Installation of a six (6) foot masonry wall five (5) feet westerly of and parallel to the east-
erly boundary of subject property on Bmpire Street with the provision of landscaping in'said
five (5) foot setback together with landscaping'in the parkway portion of Bmpire Btreet abut-
ting subject property, said landscaping to include trees at forty (40) foot intervals, and
further provided that the plans for all landscaping shall be §ubmitted to and subject to the
approval of the Su~erintendent of Parkway Maintenance and said landscaping and walls to be in- ~
stalled prior to Final Building Inspection of the ~iarking lot.
6. Provisioa-~ that should lighting be installe3 in the F-L, PARKING, ZONE area of subject pro-
perty, light standards shall not exceed a maximum height of six (6) feet, shall be directed
and reflected away from adjacent residential properties, and shall be subject to the approval
of arld inspection by the Chief Building Inspector.
7. Dedication of 30 feet f=om the monumented centerline of Hmpire Street (22 feet and 30 feet
existing), '
8. Preparation of street improvement plans and the installation of all improvements on the
Lin.oln Avenue and Empire Street frontage of the parcel of property ].ocated at the southwest
corner. of Lincoln Avenue and EmpireiStrzet, subject to the appfloyal of the City Engineer and
.in accordance with the adopted standard plans on file in the Office of the City Engineer, as
stipulated by the petitioners.
9. Installation of sidewalks on Em~ire Street abutting subject property in accordance with the
adopted standard plans on file~in the Office of the City Engineer. ~
10. Provision of a five (5)~foot utility easement on south property line and eight (8) feet on west
property line to adequately serve the subject property and otlier property, at the time of thh
installation of service flacilities.
11. Relocation of ex~sting irrigation line if necessary, prior to Final Building Inspection of the
parking lot.
12. Dedication of Lot "A" along Bmpire Street.
13. Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos. 2, 7, Fi,
, 9, and 12.

to the City Council of the City of Mahelm thet subject Petltion fot ReclaealUcatloa be epptoved end, by so doing,
thet Title 18-Zonin~g of the Anaheim Munici el Code be emended to ea~lude the above deacribed propertv from the
R-A, RBSIDBNTIAL AGRICULTURAL ZON~ and to mcorporate said described property in tY~e P-1,
PARKINGt ZONH only, upon the ~`ollowing conditions which are herebd found to be a necessary
prerequisite to the proposed use of the subject property in order to preserve the safety
and general welfare of the Citizens of Anaheim:
1. Development substantially in accordance with ~chibit ?~a. .l with appropriate modification for
compliance with the conds.tions outlined herein.
2. Dedication to the City of Anaheim of all vehic~~ar zcce::s :~ights from the subject property to
Bmpire Street.
3, Provision and maintenance of a twenty (20) foot w?.de z~cess driveway extending northerly from
subject property to•Linc ln Avenue with the installati.or. af ~uitable concrete barriers not less
than one and one-half (1~) feet in height abutting a.d para11e1 to both sides of said driveway,
subject to the approval of the City Hngineer, prios to Finai Building Inspection of the parking
lot. •
4. Installation of a six (6) foot masonry wall where said walls do not exist, along the southerly
boundary of subject property and the instal~aYion of a five (5) foot wide strip of landscaping
including tree wells with the installation of trees therein at forty (40) foot intervals, as -
indicated on Exhibit No. 1, plans for said landscaping to be subject to the approval of the
Superintendent,of Parkway Maintenance and said walls and landscaping to be installed prior to
Final Building Inspection of the parking lot..
5. Installati~n of a six (6) foot masonry wall five (5) feet westerly.of and parallelto the east-
erly boundary of subject propertY on 8mpire Street with the provision of landscaping in said
five (5) foot setback together with landscuping in the parkway portion of Empire Street abut-
ting subject property, said landscaping to include trees at forty (40) foot intervals, and
further provided that the plans for all landscaping shall be submitted to and sub,l'ect to the
approval of the Superintendent of Parkway Maintenance and said landscaping and walls to be in-
stalled prior to Pinal Building Inspection of the parking lot,
6. Provision that should reflective lighting be installed in the P-1, Parking, Zone area of sub-
ject property .saxd reflective lighting shall not exceed a maximum height of six (6) feet,shall
be directed and reflected away from ad~acent residential properties, and shall be subject to
the approval and inspection of the Chief Building Inspector, y
