situated in the City of Anaheim, Coant}• ci Qrr,nge, State of California, as described in
Exhibit "A" or as follows: Lot 27, Tract No. 238~, and further described as 315 South Citron
Street

WHEREAS, the City Pleaning Commission did hold a pubHc headng et the Ciry Hell in the City of Anaheim
on March 5, 1962 et 2:00 o'clock P.M., notice of said public heazi~g heving been duly given as required
by law end in eccordence witli the provisions oE the Moheim Muaicipe! Code, Chapter 18.68, to hesr and coasider
evidence for and ngainat seid proposed verience and to iavea~igete and make findings and recommendetions in connec-
tion therewith; end
WHEREAS, said Commiasion, after due inspection, investlgetioa, and study mede by itself end in its behelf,
and efter due corssideration of ell evidence and repoda offesed as said headng, does find and deteenine the following
facts:
1. Thet ffie petitioner rec~ue5ts e variance from the Maheim Munlcipel Code: Section 18.04.090.(h-5) to
permit an existing wall, presently under construction, to remain within the normal front
yard setback of subject property.

' 2. That thece are exceptional or extreordinery circumstences or conditions applicable to the property involved
or to the intended use of the property that do not apply generally to the propecty or class of use in the same vicinity
and zone.
3. That the requested var.iance will not be materially detrimental to the public wel-
fare or injurious to the property or improvements in such vicinity and zone in which the
property is located,
4. That the requested variance will not adversely affect the Comprehensive General
Plan,.
5. That the approval of the reGuested varia~ice is hereby deemed to be based totally
upon a condition of personal hardsk:ip and does not establish a precedent for the waiver
of the maximum wall height requirements for the front yard setback required by the
Anaheim Municipal Code.
6. That no one appeared in opposition to subject petition.
