fication.of the follotving described property: All that certain land situated~in the State

WHEREAS, said Commission, aftet due inspection, investigetion, end study made by itseif ead ia its behalf, and
atter due consideretion of all evidence and reports offered et said hearing, does find end determine the following . facts:
1. Thet the petitioner proposes a reclassification of the ebove described prope~ty from the R-A, RHSIAHNTIAL
ZONB to the C-1, NEIGHBORHOOD CONA~IERCIAL, ZONE,
2. Thet the proposed reclassificetion of •subject propedy ie necessery and/ot desireble far the orderly end pro-
per development of the coromunity.
3. Thet the pcoposed recleasification of subject property doos properly relate to the zones end'their peenitted
usea locally esteblished in close proxiroity to subject property and to the zonea end their permitte~' usea generally eateb-
lished thmughout the community. '
4. That the proposed reclassification of subject property does require dedication
for and standard improvement of abu~:ting streets•because said property•cloes rela•te to and
abut upon streets and tiighways which are proposed to carry the type and quantity of
traffic, which will be generated by the permitted uses, in accordance with the circulation
element of the General Plan.
5, That no one appeared in opposition to subject petition. •
. 6.~That it is hereby deemed necessary to permit the specific waiver of Code, Section..
18.40.020, thirty'-five (35) foot height limitation in.the C-1, Neighborhood Commercial, '
Zone in order to pernit a maximum building height of thirty-seven (37) feet in order to ..
develop subject property in accordance with plans presented, said maiver permitted under •
the autliosity governed by Section 18.64.070 of the Anaheim Municipal Code,

NOW, THEREFOfiE, BE IT K~aOLVED thet the Aneheim City Plenaing L~ommiesion does hereby cecommend
to the City Council of the City oi Anaheim that subject Petition for Reclesaificetion be approved and, by so doing,
that Tltle 1&ZonIng of the Meheim Municipal Code be emended to exclude the above deacribed pmperty from the
R-A, RHSIDBNTIAL ZONH and to incorporate said described property in the C-1, NEIGHB~tH00D
COMMERCIAL, ZONE upon the following conditions whir_h are hereby found to be a necessary
prerequisite to the proposed use of the subject property in order to preserve the safety
and general welfare of the Citizens of Anaheim:
1. Development substantially in accordance with Exhibit Nos. 1, 2, and 3.
2, Provision of a six (6) foot masonry wall on the west, south and east property lines
of subject property and with the provision of a 42 inch masonry wall on tYte northerly

4. Dedication of 53 feet from the monumented centerline of Ball Road (50 feet existing),
5, Preparation of street improvement plans and installation~ of all improvements for
Ball Road, subject to the approval of the City fingineer and in accordance with the adopted
standard plans on file in the Office of the City &nginee;.
6. Payment of.$2,00 per front foot for street lighting purposes on Ball Road.
7. Fayment of a Fark and Recreation Fee of $25.00 for apartment units only, to be
collected as part of the Building Permit.
8, Provision of trash ~torage areas as determined by the Department of Public Works,
Sanitation Division, which are adequate in size, accessible to trash-truck pick-up, and
adeauately enclosed by a solid fence or wall, prior to Final~Building Inspection.
9, Provision of the necessary fire hydrants as required by the City of Anaheim Fire Masshall.
10. Installation of planting in the proposed pl~nting area abutting the planned highway
right-of-way line of Ball Road, said landscaping plans to be submitted to and subjer.t to
the approval of the Superintendent of Parkway Maintenance and to be installed prior to
Final Building Inspection.
.ll. Time limitation of one hundred eighty (180) days for the accompl'ishment of Items 4, 5,
and 6 .
