RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WHEREAS, the City Planning Commission of the City of Anaheim did recei've a verified Petition for Reclas'sifice-
tionfrom DRo HENRY L. FUUCHEH, 3326 West Lincoln Avenue, Anahei;n, California, Owner;
propos'ing reclassification of the following described property: All that certain land
situated in the State of California, County of Orange, City of Anaheim, described as follows:
The East 50 feet of the West,130 feet of the South 243 feet of the North 309 feet of the
Northeast quarter of the Northwest quarter of Section 14, Township 4 South, Range 11 West,
in the Rancho Los Coyotes, as shown on a Map recorded in Sook 51, pa,ge il of Miscellaneous ;
Maps, records of Orange County, California. '

WHEREAS, the City Planning Commission did hoid a public hearing et the City Hell in the City of Meheim on
March 19~ 1962 at 2:00 o'clocic P.M. not:ce of seid public hearing heving been duly given es required•by
lew end in accordance with the pcovisions uf the A~aheim Municipel Code, Chapter 18.72, to heai and consider evidence
for and ageinst said ptcposed reclassificntion and to investigate and meke findings and tecommendatlons in connection
therewith; end ,
WHEREAS, said Commission, after due 3nspection, investigetion, and study made by itself end in its behelf, and
after due consideretion of all evidence end reports oEfered et seid heering, doeg Eind and detecmine the followIng facts: '
1. That the petitioner proposes a reclessification of the above described property from the R-A~ RESIDENTIAL
AGRICULTURAL, ZONE to the C-1, NEIGHBORHOOD CONUJ~RCIAL9 ZONE (restricted to business or
professional offices)e ~
2. Thet the proposed reclessiEicetion of suhjec: property is necessery and/or desiceble for the o:derly and pra-
per development of the community.
3. Thet the pTOposed reclessificetion of subject property does pcoperly relate to the zones end~their permitted
uses locally established in close proximity to subject pcoperty and to the zones and their permitted uses geneeally esteb-
lished throughout the comrounity. •
4o That the proposed reclassification of subject property does not require standard
improvement of abutting streets because said proper;,y does relate to and abut upon streets
ancl high~vays which are proposed to carry the type and quantity of traffic, which wi21 be
generated by the permitted uses, in acco'rdance with the circulation element of the General
Plan..
5o That no one appeared in opposition to sub~ect petition.

NC~W, THEREFORE, BE IT~RESOLVED that the Anaheim City Plenning Commission does hereby ~ecommend
to the City Couacil of the City of Aneheim that subject Petition for ReciessiEicetion be epproved and, by so doing,
k'/ that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described propecEy from the

R-A, RESIDENTIAL AGRICULTURAL, ZONE to the C-1, NEIGHBORHOOD COMN~RCIAL~ ZONE (restricted
to business and professivnal offices only), subject to the following conditionss

lo Development su~stant~ally in accordance with Exhibit Noso 1 and 2 as amendede
2o Revision of th proposed circulation of subject property wi.th a minimum twelve (12)
;:; foot wide entr~nc~e arive and a minimum twelve (12) foot exit drive, and with final
plot plans ~ub3ect'to review by the Architectural Review Committee.
3~ Provision. of the installation of landscaping, in the thirtyfive (35) foot setback
area except for access drives and walks, plans for said landscaping to be submitted
to and subject to the approval of the Superintendent of Parkway Maintenance, and
said landscaping to'be installed prior to Final Building Inspection.
4o Preparation of street improvement plans and installation of all improvements for Lincoln
Avenue, sub~ect to'~tle approval of the City Engineer and in accordance with the,adopted
standard plans on fi~e in the Office of the City Engineero
5o Payment of $2000 per'front foot for street lighting purposes on Lincoln Avenueo
6o Provision of trash storage areas as determined by the Department of Public Works,
Sanitaticn Divisiuh~'which are adequate in size, accessible to trash-truck pick-up
and adequately enclosed by a solid fence or wall, prior to Final Building Inspectiono
7o Time limitation of one hundred eighty (180) days for the accomplishment of Item
