efter due consideretion of all evidence and repode offered et seid hearing, does find and detetmine the following fecte:
1. Thet the petitioner pmposes e reclassificetion of the ebove described pmperty from the R-A ~ RESIDENTIAL
AGRICULTURAL, ZONE to the R-3, MULTIPLE FAMILY RESIDENTIAL, ZONE,
2. Thet the proposed reclessiEicetion of subject property is necessery and/or deairable for the orderly and pra
per development of the community.
3. Thet the pcoposed reclassiGcation of subject pcoperty does properly relete to the zones and•their peanitted
uses locally established ln close proximity to subject propecty and fo the zones end thelr permitted uses generally estab-
lished throughout the community. .
4. That the propoaed, xeclaesification of eubjec.t property does re-
quire dedication for and standard improvement of abutting streets because said
uroperty does relate to andabut upon streets and highways which are proQosed
to carry the type and quantity of traffic, t::~ich wiLl be generated by the per-
mitted uses, in accordance with the circulation element of the General Plan,

NOW, THEREFORE, BE IT k~,`~OLVED tha.t the Anaheim Cii, ~Planning Commiaeion does
hereby recommend to the City Council of the City af Anaheim th3t subject Petition
for Reclaseification be approved and~ by eo doing, that Title 18-Zoning of the Ana-
heim Municipal Code be amendad to exclude the above described property from the R-A,
RESIDENTIAL AGRICULTURAL, ZONE and to incorporate eaid describad property in the R-3,,
MLLTIPLE FAMILY RESIDENTIAL, ZONE, upon the following conditione which are hereby
found to be a necessary prerequieite to tha propoaed use of the subject property in
order to preserva .the eafety and general wel~are of the citizens of the City of Ana-'
heim:
1, Dedication of 32 feet from the monumented centerline of Gilbert Straet (.20 feet
exiating). ;
2. Preparation of street improvamant plana and installation of ~1 improvementa for
Gilbart Streat, aubjact to the approval of the.City Engineer, and in.accordance
with the adopted standard plane on file in the offica of the City Enginaer. ~
3, Payment of $2.00 per front foot for atreet lighting purpoaea on Gilbert Street.
4. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collect- I
ed ae part of the Building Permit. i
