WHEREAS, the City Plenning Commission did hold e public hearing at the City Hall in the City of Anaheim
on Ap ri 1 16 , 19 62 , at 2:00 o'clock P.M., notice oE said public hearing having been duly given as required
by law and in accordence with the provisions of the Aneheim Municipal Code, Chapter 18.68,to hear and consider
evidence for end egainst said p:oposed variance and to investigate and make findings and recommendetions in connec-
tion therewith; •and
WHEREAS, sa:ld Commission, after due inspection, investigation, and study made by itself and in its behalf,
and after due consideration of all evidence and reports offeced es said hearing, does find end determine the following
fects:
1. Thet the petitioner:ec~uests a vaciance from the Anaheim Municipal Code: 18o16vOlU~ to permit the
establishment of a motele
2. That thece ace exceptionel or extcaordinary citcumstances or conditiona appliceble to the propecty involved
oc to the intended use of the pcoperty that do not epply genecally to the property or e1ASS o: uae in the seme vicinity
and zone.
3. That the requested varience is necessery foe the preservation and enjoyment of a substantial property ri~;ht
possessed by other pro~erty in the seme vicinity and zone, and denied to the pmperty in question.
4. That the requested vaciance will noY be materlally detrimental to the public welfate or injurious to the prop-
ecty or impcovements in such vicinity and zone in which ffie pmperty ie loceted.

~ubject Petition for Variance, ~,~i the following conditions whiii.,_~ire hereby found to be a
necessary pr~requisite to the proposed use of the subject property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheimo
1. Development substantially in accordance with Exhibit Nosa 1.9 2, and 3, except as amended by
the foliowing conditionso
2e That the number of parking spaces be increased by the use of an additional portion of sub-
ject property to a maximum cf thirty-five (35) feet in width, in accordance with code park-
ing requirements and that all parking. spaces be fully improved and striped as ten (10~ by twenty
(20) foot spacesa
3o Dedication of sixty (60) feet from the mor~umented centerline of Katella Avenue (40 feet ex-
isting)o
4a Preparation of streei: improvement plans and installations of all improvements for Katella
Avenue, subject to the approval of the City Engineer and in accordance with the adopted stand-
ard plans on file in the Off ice of the City Engineere
5. Payment of $2.,00 per front foot for street lighting purposes on Katella Avenuee
6. Provision of trash storage areas as determined by the Department of lhablic Works, Sanita-
tiott Division, which are adequate in size, accessible to trash-truck pick-up, and adequa-
tely enclosed by a solid fence or wall, prior to Final Building Inspectiono
7o Pro~ITsi:on'of a minimum vertical clearance of eleven feeto
8o Provision of fire hydrants as required by the City of Anaheim Fire Marshall prior to Final
Building Inspection~
9. Time limitation of one hundred and eighty (180) days for the accomplishment of Item Noso 3,
4, and 50
l0a Posting oi a one year bond to insure the construction of a six (6) foot masonry ivall along
~all boundaries where parking is adjacent to abutting undeveloped property classified in the
fi-A, Residential-Agricultural, Zone, in the event abutting property is used for other than comm-

lle Provision of landscaping in the required twenty foot setback area, plans for said land-
