WHEREAS, said Commission, aEter due inspection, investigation, end study made by itself end in its behelf, end
after due conside:ation of all evidence and reports offered at seid hearing, does find end determiae the following.facts: '
1. Thet the petitioner proposes e reclassification of ffie ebove descdbe3 propeety from the R'A~ RESIDEIdTIAL
AGRTGULTURAL, ZONE TO THE R-3, MULTIPLE FAMILY RESIDENTIAL, ZANE~ to permit the establish-
;nent of a standard R-3, Multiple Family Residential Development.
2. Thet the proposed reclassification of subJect prooerty is necessery end/or desireble tor the orderly and pro-
per development of the communiry.
3. That the proposzd reclessi$cetion of subject pcopedy doea pmperly relate to the zones end•theltpetmitted
uses locally esteblished in close proximic~ to subject property end to the zones end their permitted uses genetally estab-
lished throughout the coromunity. •
4. That the proposed reclassification of sub~ect property does require dedication
for and standard improvement of abutting streets.because said property.does relate to and
abut upon streets and highways which are proposed to carry the type, and quantity~ of traff ic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan. • .
. 5. That Lot Nos. 23 and 24 have been desiqnated as the recreation area for sub~ect

. NOW, THEREFORE, BE IT R~'~OLVED thet the Aneheim City Plaaning ~.'ommission does hereby recommend
to•the Ciry Council of the City oE Anaheim thet subject Petition for ReclassiBcetiun be approved aad, by so doing,
thet Title 1&Zoning of the Anaheim Municipel Code be amended to exclude the above desccibed ptoperty fmm the
R-A, RESIDENTIAL-AGRICULTURAL, ZONE, and to incorporate said described property in the
R-3, MULTIPLE FAMILY RESIDENTIAL, ?ANE, upon the following conditions which are hereby found
to be a necessary prerequisite to the proposed use of the sub3ect property in order to
preserve the safety and general welfare of the citizens of the City of Anahiem•
1. Development substantially in accordance with Exhibit Nos. 1 throuqh 7, with the
exception that a minimum of seven (7')different elevation plans shall be submitted for Arch-
itectural Go~mnittee consideration and sub,ject to Architectural Committee approval for develop-
ment of sub~ect.property, and with i:he further exception that a variable front yard setback
of 15 to 20 feet be established where possible, said alterations subject to the approval
of the Architectural Committee. •
2o Payment of Park and Recreation Fee of $25.00 per dwelling unit to be collected
as part of the Building Permit.
3. Recordation of a•Final Map of Tract No. 4551 of sub3ect property.
' 4. Provision of trash storage areas as determined by the Department of Publ~.c Works,
Sanitation Division, which are adequate in size. accessible to trash-truck pickup and adequate-
ly enclosed by a solid fence or wall, prior to Final Building Inspection. •
5o Installation of recreation £acilities on Lot Nos. 23 and 24 prior to Final Building
Inspection. ,
