A RESOLUTION OF THE CITY PLANNING COMNRSSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDTTIONAL USE PERMIT 22 BE GRANTED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditionel
Use Permit fcom THE OWEN COMPANY, 621 South Hope Street, I.os Angeles 17, Califoxnia, Owner;
CHRYSLER CORPORATION c~o McCutohen, Black9 Harnagel and Shea, 615 South Flower Street, Los
Angeles9 17y California9 Agent of certain real property situated in the City of Anaheim'
County of Orangey State of California9 as described in Exhibit "A" or as follov~s: Lot 1 of
Tract Noo 33519 in the City of Anaheimp County of Orange' State of Califoania~ as per
map recorded in hook 110 pages 5n 6, 7 of Miscellaneous Ma sy in the office of the
county recorder og aaid county9 except the east thirty (30~ feet thereof (easement)

WHEREAS, the City Planni::g Commission did hold a public hearing at the City Hell in the City of Aneheim on
April 309 I9624 at 2:00 o'clock P.M., notice of seid public liearing having been duly given es requiced by
law and in accordence with the p:ovisions of the Maheim Municipal code, Chepter 18.64, to heac and consider evidence
for and against said proposed conditional use and to investigate and make ~indings and cecommendations in connection
therewith; and
WHEREAS, said Commission, efter due inspection, investigation, and'study made by itself and in its behelf, and
after due consideretion of ell evidence end reports offered et said headng, does find end determine the following facts:
1. That the proposed use is pcoperly one for which a Conditional .Use Permit is authorized by this Code, to
wit: ta establish a retail automobile facility for the sales, service and repair of new and
usedvehicles together with all uses customasily related theretoe
2. Thet the proposed use will not e,dveesely affect the adjoining lend uses ancl the growth end devclopment of
the acea in which it is proposed to be located.
3. That the size and shape of the site pcoposed for the use is adequate to allow the full development of the
p:oposed use in a manner not detdmental to the particular area nor to the peace, health, sefety, and general welfare
of the Citizens of the City of Anaheim.
4. Thet t,~e gcanting of the Conditionsl Use Permit under the conditions imposed, if any, will not be detrimental
to the peece, heelth, safety, and general welfare of the Citizens of the City of Anaheim.
5o That tHe traffic generatea by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the area.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does he~eby grant subject
Petitian far Conditional Use Permit, upon the £ollowing conditions which ace heceby found to be a necessery ~eerequisite
to the proposed use of the subject propzrty in order to preserve the safety and general welfere of the Citizens of the
City of Aneheim: ' ~
',.34 lo Development substantially in accoidance with Exhibit Noso 1, 2, 3, and 4, except~that ,
~ a r.evised plot plan is •tv be submitted indicating pr~vision for a 50 foot setback which in- ;
~{ cludes a 20 foot landscaping area and a 30 foot parkinq area with a two foot masonry wall be- '
~ tween the landscaping and the parking area to prevent cars being driven into thE landscaping i
~:~, areay and that no display.signs are to be used withi~n sub,~ect 50 foot setback; plans for said
;;; landscaping to be submitted to and subject to the appro~•al of the 5uperintendent of Parkway
;?a Maintenance and said landscaping to be installed prior to Final Building Inspectiono
2o Provided that used car sales shall be conducted only in connection with new car sales .

itation Divisionq which are adequate in size, accessible to trash-truck pickup, and adequate-
ly enclosed by a'solid fence or xa119 prior to Final Building Inspectiono
6o Time limitation of one hundred and eighty (180) days for the accomplishment of
