WHEREAS, the City Plenning Commission did hold a public headng at the City Hell in the City of AneheIm on
April 30y 1962g at 2:00 o'clock P.M. notice of said public hearing heving.been duly given es required •by
law end in accordnnce with the provisions of the Maheim Muaicipal Code, Chapter 18.72; to hear and consider evideace
foc and against seid ptoposed reclassificetion and to investigate and meke findings end recommendetions in connectioa
thecewith; end ,
WHEREAS, seid Commission, after due inspection, investigation, and study made by itself end in its behalf, and
efter due considecetion of ell evidence and reports offered et said hearing, does find and determine the following facta:
1. That the petitioner proposes a reclessification of the above desc:ibed property from the R-3y MULTIPLL•
FAMILY RESIDENTIALy ~ONE ~o the G1, NEIGHBORHOOD C(1AiMERCIAL, ZANE, to permit the establish-
ment of a 4-unit office buildinga
2. That the pmposed ceclassification of subject property is necessery end/or deslrable for the orderly and pro-
per development of the community. ~
3. That the proposed reclassification of subject propedy does propeely ielete to the sones end•their peanitted
uses locally esteblished in close proximity to subject property and to the zones end thelr pennitted uses generelly eatub-
lished throughout the community. •
4o That the proposed reclassification of sub~ect property does require dedication for
and standard improvement of abuttinc~ streets because said property does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic9 which
will be. yeaerated by the permitted uses, in accordance with the circulation element of the~
General Plano • '

to the City Council of the City of Anahei~ that subject Petition for Reclassificetion be approved and, by so doing, :

to be a necgssary prerequisite to ~he proposed usP of the sub~ect property in order to
preserve th~ saf.ety.and general welfare of the ci!tizens of the City of Anaheim;
lo Development substantialZy.in accordance with Exhibit Nos. 1 and 2 with the exception
that the private access drive shall be relocated along the:northerly and easterly boundaries
of the sub~ect ~r~erty and that perpendicular paTking be.established to the.r.ear.of the pro-
posed_build3ngse Said-bui~dinc~s si~all fi~ave a minimum six (6) foot landscaped setback, plans
for.said landscaping to be subject to the approva3 of the Superi~tendent of Parkway Mainten-
ance and sa3d land3caping to be installed prior to F;nal Building Inspection.
2o Recordation of deed res+.rictions to busipess and pxofessional type businesses includ-
ing barber shops and beauty shops and to prohib3t sale:of liquor on sub~ect property.
3o Installation of tree wells at 40 foot intervals oh the.parkway portion of the planned
htghway right-of-way lineo plans for said landscaping to be submitted to the 5uperintendent of
Parkway Maintenance and said landscaping to be installed prior to Final Buflding Inspection.
Installation of a ten foot landscaped stxip along the Citron.Street frontage.of sub~ect property
plans for said landscaping to be submitted to and subject to the approval of the Superintendent
of the.Parkway Maintenance and said landscaping-to be installed prior to Final Build3ng Inspect-

4o Dedication of 53 feet from the monumented centerline of La Palma Avenue (50 feet exist-

5o bedication of 30 feet from the monumented centerl3ne of ~Citron Street .(25 feet existing).
6e Provision of trash storage areas as determined by the Department of Public Works, Sani-
tation Division, which are adequate in sizeo accessible to trash-truck pickup, and adequately en-

7o Installation of driveways on La Palma Av~nue and Citron Street in accoxdance with the
adopted standard plans on file in the Office of the City Engineero
8e Time limitation qf one hundred and eighty (180) days for the accomplishment of Item
Noso 4, 5, and 70
