law and in accordence with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and coneider evidence
for and against seid ptoposed reclassificetion end to inres4igate and meke findings end recommmdetions in copnectlon
therewith; and
WHEREAS, said Commission, .efter due inspection, investi~c ,n, end study made by itself ead in its behalf, end
efter due considerution of all evldence and repocta otfered et said hearing, does find end detetmine the following.facts:
1. Thet the pe2itioner proposes a reclassif'scation of the above desaribed properry £z~cm Qhe R-A~ Residential
Agricultural9 Zone to the R-1, One Family Residential, Zone, to permit the continued use
of sub~~ect property as a legal non-conforming useo
2. Thet the proposed reclassificuiian of subject property is necessary m-d/or desireble for thE ordarly nnd pro-
per development of 2he community. '
3. That the proposed reclassificetion of subject prepedy doea pmperly relate to the zones and~theirpe:mitted~
uses locelly estabiished in close proximity to subject property and to the zones and their permitted uses genereliy estab-
lished throughout the community. •
4. Th~t theproposedreclassification of subject property does require dedication
for and standard improv2ment of abutting streets because said property does relate to
and abut upon stree:s and highways which are proposed to carry the:type and quantity of

NOW, THEREFORE, BE IT RESOLVED thet the Aaaheim City Plenning CommIseion does hereby recommend
to tbe City Council of the City of Aneheim thet subJect Petition fot Reclesaificatioa be epproved end, by so dotng,
thet Titte 18-2oning of the Aneheim Municipel Code be emended to eaclude the ebove deacribed pmperty from the
R=A, Residential Agricultural, Zone and to incorporate said described prope:;y in the R-1,
One Family Residential, Zone upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed vse of the sub~ect proper.ty in order to preserve the
safety and general welfare of the citizens of the City of Anahefm.
1. Subject to annexation to the City of Anaheime
2. Dedication of fifty (50) feet from the monumented centerline of ,Tefferson Street
(20 feet ex3sting).
3e Preparation of street improvement plans and installation of all improvements for
Jeff erson Street subject to the approval of the City Engineer and in accordance with the adopt-
ed standard plans on file in the Off 3ce of ~the City Engineer.
4. Payment of $2.00 per front foot for street lighting purposes on Jefferson Street.
5. Sub~ect to the recordatibn of Final Map of Tract No. 4644.
