A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 238 BE GRANTED
~' WHEREAS, the City Plannin Commission of the CitY of Anaheim did receive a verified Petition for Conditionel
r' Use Permit from RICHARD JOE CO~IER and VIRGIL anu CELIA CLARA OOLLIER~ 10811 East Chapman Avenue, :,
'' Garden Grove, California, Owners of certain real propexty situated in the City of Anaheim,
County of Orange, State of California, as follows, The South 200.00 feet of the West 280.00
- feet, measured along the South and West lines, of the Southwest quarter of the Southeast
quarter of Section 20, Township 4 South, Range 10 West, in the Rancho Los Coyotes, as
shown on a Map reco~ded in Book 51, page 10 of Miscellaneous Maps, records of Orange County,
California
; and
WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Aneheim on
May 28th~ 1962, at 2:00 o'clock P.M., notice of said public hearing having }~een duly given as required by
law snd in accordance with the provisions of the Anaheim Municipal code, Chepter 18.64, to heer and consider evidence
for and egainst said proposed conditionel use and to investigete and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, efter due Inspection, investigation, and study mede by itself and in its behalf, and
after due consideration of all evidence and reports offe:ed et said hearing, does find and determine the following facts:
1. That the p~oposed use is properly one for which a Conditional.Use Pemiit is authorized by this Code, to
wit: establish a nursing home.
2. That the pcoposed use will not adversely effeM the adjoining land uses end the growth end development of
the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the uEe is edequate to allow the full development of the
psoposed use in a mennec not detrimental to the perticular area nar to the peece, health, sefety, end general welfere
of the Citizens of the City of Maheim.
4. That the granting of ffie Conditiocal Use Petmit under the conditions imposed, if any, will not be deteimentel
to the peace, health, safety, end genecal welFace ofthe Citizens of the City of Aneheim.
5. That th~ traffic generated by the proposed use will not impose and undue burden
upon the streets and highv~ay~ desiqned and improved to carry the traffic in the area.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Maheim City Plenning Commission does hereby grant subject
Petition for Conditional Use Permit, upon the foliowing conditians which are hereby found to be a necessary prerequisite
to the proposed use of the subject pcoperty in order to preserve the safety and general welfare of the Citizens of the
City of Aneheim: ~
1. Provision of a twpnty (20) foot wide strip of landscaping along the right-of-way
line of Katella Avenue and Nutwood, except where building presently exists, plans for said
landscaping to be submitted to and sub~ect to the approval of superintendent of Parkway
Maintenance, and said landscaping to be installed prior to Final Building Inspection.
2. Devclopment substantially in accordance with Exhibit Nos. 1 and 2.
3. Installation of a six (6) foot masonry wall on the northern boundary of subject
property.
4: Sub3ect to the written approval of the State Department of Welfare and the Orange
County Health Department, prior to issuance of a building permit.
5. Provision of parking facilities adequate to provide on-site parking for all vehicles, ;
that said required parking shall be required on-site.
6. Lzdication of sixty (60) feet from the monumented centerline of Katella Avenue (40
feet existing).
7. Dedication of thirty-two (32) feet from the monumented centerline of Nutwood Street ~
(20 feet~existing).
8. Preparation of street improvement_plans and installation of all improvements for
Katella Avenue and Nutwood Street, subject to the approval of the City Engineer and in accor-
dance with the adopted standard..pl'ans on f ile in the off ice of the City Engineer.
9. Payment of $2.0O,.,per front foot f or street lighting purposes on Katella Avenue and
Nutwood Street.
10. Provision of trash storage axeas as determined by the Department ~f Public Works,
Sanitation Division, which are adequate in size~ access~.ble to trash-truck pickup, and adequat- `
ely enclosed by a solid fence or wa11~ prior to•F3na1 BuiTding Inspection.
11. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 6, 7, 8, and 9.
