A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR COHDITIONAL USE PERMIT 247 BE GRANTED
WHEREAS, the City Plenning Commission of the City of Meheim did receive a verified Petition for Conditional
Use Permitfcom MARDEN PROPERTY DEVELOPMENT et al, 250 South La Cienega Boulevard, Los Angeles,
California, Ownersj MARK ANTHONY GOTTUSO, 1312 North Nicholas, Fullerton, Cal3fornia, Agent
of .certain real property situated in the City of Anaheim, County of Orange, State of Califor-
nia, as followsy the South ~ of the Southeast 4 of the Southeast ~ of the Northeast ~ of
Section 27, Township 4 South~ Range 10 West, S.B. Bo 8 M.

law end in accordence with the provisions of the Meheim Mun:cic :l ,:~:.a~, C;~e~ter 18.64, to hear end consider evidence
for end egainst said proposed conditional us^ end to investigate e:s::l x.~s:~* findings and tecommendetions in connection
therewith; and
SVHEREAS, said Commission, after due inspection, investigation, and study mede by itself and in its behelf, and
aEtar due consideratian cf all evidence and reports offered at seid hearing, does find and determine the following facts:
1. Thet the pcoposed use is properly one for which a Conditionel .Use Permit is authorized by this Code, to
wit: establish a planned unit developmento
2. That the pcoposed use will noi edversely affect the edjoining land uses and the growth and development of
the acea in which it is pcoposed E~ be located.
3. That the size and shape of the site proposed for the use is adequate 4o allow the full development of the
proposed use in e manner not detrimental to the particuler acea nor to the peace, health, safery, and general welfere
of the Citizens of the City of Aneheim.
4. That the gcenting of the Conditional Use Pernut under the conditions imposed, if any, will not be detrimental
to the peace, health, safety, and gerteral welface of the Citizens of the City of Anaheim.
5. That the traffic generated by the proposed use will not impose an undue burden upon
the streets and highways designed and improved to carry the traffic in the area.
6. That provisions for lot area and dimensions, yards9 garagesywa2ls applicable to
this zone in which property is located, shall be approved by this particular action in
accordance with the conditions attached thereto and to the Tract Map as filed.
7. That no one appeared in opposition.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby gsent subject
Peti,tion for Conditional Use Permit, upon the foll~wing conditions which are hereby found to be a necessary pcerequisite
to the psoposed use of the subject property in o[der to presecve the snfety and generai welfare of the Citizens o£ the
City of Aneheim: •
1. Recordation of Final Tract Map No. 3691 on subject propertyo
2. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as
part of the Building Permit. -~
3. Provision of trash storage areas as determined by the Department of Public Works,
Sanitation Div3sion, which are adequate in size, accessible to trash-truck pickup, and
adequately enclosed by a solid f ence or wall, prior to Final Building Inspection.
4. Installation of a decorative masonry wall not to exceed three and one-half (3~)
feet in height at tP~e corner of Haster and Orangewood on subject property covering Tot PIo. 5.
Provision for adequate landscaping to shield from view the appearance of rear of the garages
fronting on Orangewood Street, plans for said landscaoing to be submitted to and subject to
approval of the ~uperintendent of Parkway Maintenance, and said landscaping to be installed
prios to Final Building Inspection.
5. Recordation of deeds of easements for ingress and egress to protect lots not
f acing upon streets, public or private, or alleys, public or private, to insure that such
lots not become landlocked without access; sub~ect recordation to be submitted for approval
by the City Attorney prior ta final recordation of Tract Map~
6. Provision that Final Tract Map be labeled on its f acp that Lot 18-A be stipulated
as a recreational area.
7. Subject to the approval of Tentative Map of Tract vo. 3691.
