founri co be a necessary prerequisite to the proposed use of the sub~ect property in order to

5. Payment of 'a Park and Recreation Fee of ~25.00 per dwelling uqit to be collected as part of
the Building Permit.
6. Provision of trash storage areas as determined by the ~epartment ~f Public Works, Sanitation
Division, which are adequate in size, accessible to trash-truck pickup, and adequately enclosed
by a solid fence or wall, prior to Final Huilding Inspection.
7. Provision of a fiVe (5) foot public utility easement and a three (3) foo± overhang easement
along the northexly and easterly boundary of the,subject property to adequately serve the sub~ect
property and other properties, at thc time of th~ ins~tallation of the service iacilities.
P. , Jefferson Street alig~ment shall conform to the Master Plad for Jefferson Street as approved
by the County of Orange and the City of Anaheim.

property between the proposed R-3s multiple f~;~~ily ~levelopment and the proposed C-1 neighborhood
commercial develo~iri~ntf provisior.that should the Metropolitan Water District not permit the
conctruction of said masnnry wall abuttir.; ihe MWD right-of-way, a six (6) foot wood fence or
wall satisfactor~ to the MWD shall be c~nstructed.
14. Provision that buildings on said propexty shall be used for residential purposes only, and
that existing structures,shall be removed before reclassif ication of sub~ect property is approved
by the City Gountil.
