A RESOLUTIaN OF THE CITY PLANNING CONiMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 243 BE GRANTED
WHEREAS, the Ci4y Planning Commission of the City of Maheim did ceceive a verified Petition for Conditionel
Use Permitfcom MARGARLT Ko HILL, 7366 West Manchester, Apartment A, Los Angeles; 45, Califor-
nia, Ov,mer; TED FISH, 1234 East Center Street, Ana.heim, Californiar Agent of certain real
property situated in the City of Anaheim, County of Orange, State of California, as described
in Exhibit "A" attached hereto and referred to herein as though set forth in full

WHEREAS, the City Planning Commission did hold a public `~earing at the City Hall in the City of Anaheim on
June 11. 1962' at 2:00 o'clock P.M., notice of said public hearing having been duly given as requiced by
lew and ir. accordence with the provisions of the Meheim Municipal code, Chepter 18.64, to hear and consider evidence
for and against said proposed conditional use and to investigate and make findings end recommendetious in connection
thece~vith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itselE,and in its behalf, end
after due considereti~n of all evidence anc' repocts offeced at said hearing, does find and determirte the following fects:
1. That the proposed use is properly one for which a Condltional .Use Permit is authorized by this Code, to
wit: estabiish a Nultiple Family Planned Unit development and a service station.
2. That the proposed use will not edversely affect the edjoining lend nses and the gcowth and development of
the azea in which it i~ pcoposed to be located.
3. That the size and 3heoP of the site pcoposed for the use is adequate to allow the full development ofihe
propased use in a manner not de~ .~ •.:atal to the particular area nor to the peace, health, safety, end general welfan;
of the Citizens of the City of Anaheim.
4. T:iat the grartting of t2~e Conditional Use Permit undec the conditions imposed, if nny, will not be det~imental
to the peece, health, sefety, and general welfare of the Citizens of the City of Aneheim.
5. That the traffic generated by the proposed ttse will not impose an undue bvrdeq
upon the streets and highways designed and improved tu carry the traff ic in the area.
6. That no one appeared in opposition to subject petition.

4. Payment nf $2.00 pe.r front foot for street lighting purposes on Jefferson S~reet and Santa Ana

5. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as part of the
Building Permit.
6. Provision of trash storage areas as determined by the Department of Public Works~ Sanitation
Division, which are adequate in size, accessible to trash-truck pickup, and adequately enclosed by
a solid fence or wall, prior to Final Building.Inspection.
7, Provision of a five (5) foot public utility easement and a three (3) foot overhang easement

property between the proposed R-39 multiple family dcvelopment and the,proposed C-1, neighborhoqd
commercial development~ provision that should the Metropolitan Water Di~trict not,permit the
construction of said masonry wall abutting the MWD right-of-way, a six (6) foot wood fence or wall
satisfactory to the MWll shall be constructed.
14. Provision that existing structures on subjec.t property shall be used for residential purposes
only, and that existing structures shall be removed prior to reclassification of sub~ect property
being approved by the City Council.
