WHEREAS, the City plenning Commission of the City of Anaheim did receive a verified Petition for Conditionel
Use Pe~mitfram LeGRAND D. SPENCER, 653 West Commonwealth Avenue, Fullerton, California, Ownerj
RALPH MATZEK, 606 South Jefferson, Fullerton, California, Agent of certain real property sit-
uated in the City of Anaheim~ County of Orange~ State of Cala.fornia, as described in Exhibit
"A" attached hereto and referred to herein as though set forth in full
; and

i" WHEF.EAS, the City Planniag Commission did hold a public hearing at the City Hell in the City of Anaheim on
;•;i June 11~ 1962~ at 2:00 o'clock P.M., notice of said public hearing having beep duly given as iequiced by
f law and in eccocdance with the provisions of the Aneheim Municipel Code, Chagter 18:64, to hesr and consider evidence
~:~ for ctnd ageinst seid pcoposed conditionel use and to investigate and meke findings and rncommendetions in connection
~1 therewith; and
WHEREAS, said Commission, efter due inspection, investigetion, end study made by itself and in its behelf,
~ end after due conaideretion of all evidence and reports offered at seid heering, does find and de4etmine the following facts:
1. That the propoaed use is properly one for which a Conditionel Use Permit is euthorized by this Code, to wit:
establish a walk-up restaurent.
2. That the proposed use w~ll adversely affect the adjoining land uses and the growth
and development of the a~rea in which it is proposed to be located.
3. That the traffic generate~ by the proposed use will impose an undue burden upon
the streets and highways designed and improved to carry the traffic in the area.
4. That the p.roposed use would not be a compatible use in the area which had
presentable buildings ad32cent to subject oroperty.
