June 11~ 1962~ at 2:00 o'clock P.M. notice of said public heedng having been duly g,iven es tequired •by
law and in accordance with the provisions of the Meheim Municipal Code, Chapter 18.72, to heai and coneider evidence
for a:~d egeinst said pioposed reclnssificetion and to investigete and meke findings end reaommendetiona in connecUon
therewith; and '
WHEREAS, seid Commission, after due inspection, investigetion, end study mede by itaelf end in ita behalf, and
efter due co~sideration of all evidence and reports offe~ed et seid hearing, does find and determine the following fects:
1,. Thet the petitioner proposes e reClessification of the ebove descdbed propeety from the R'Ar Residential
Agriculture~. 2one to the C-2, Ganeral Commercial, Zone for Parcel No. 1, to use for'banks,
offices and stores, and M-1 Light Manufacturinc, Zone for Percel No. 2 for warehouse
facilities. ~
2. That the proposed ceclassificetion of subject pcoperty is necessary end/'or desiteble tor the ordarly end pm-
pec develop.nent of the community.
3. Thet the proposed reclnssification oE subject property does propedy relete to the zones end'their pecmitted

4. That the propased rec~assification of sub~ect pro~erty does not require dedication
for and standard improryement of abutting streets.because said pxoperty.does relate to and
abut upon streets and highways which are improved to carry the type.and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan. •

~TOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby recommend
1~o th~ City Council of the City of Anaheim thet subject Petition for ReclaesiGcaEior. be approved end, by so doL~g,
thet Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from'the
R-A, Residential Agricultural, Zone for Parcel Nos. 1 and 2yand to incorporate said described
proparty in the C-29 General Commercialy Zone for ParcelNo. T, and M-.1, Light Manufacturing,
Zone for Parcel No. 2, upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of the subject property in order tG preserve the safety
and ger~eral welf are of the citizens of the City of Anaheim~
1. Preparation of street improvement plans and installation of all improvem~enta for
Lincoln Av~nue, sub~ect to the approval of the City Engineer and in accordance wit}~ the
adopted standard plans on f ile in the off ice of the City Engineer.
2. Payment of $2.00 per front foot for street li.ghting purposes on Lincolc~ Avenue.
3. Provisian of trash storage areas as determi-ned by the Department of ~Public Works,
Sanitation Division,, which are adequate in size, accessible to .trash-truck pickupy and
adequately enclosed by a solid f ence or wally prior ta Final Building Inspeci:ior~.
4. Provision af a three (3) foot public utility easement and a two (2)•Foot overhang
easement along.the westerly ~oundary of the subject property to adaquately serue the subject
property and other properties, at the time of ~he installation of the service facilities.
5. Installation of fire hydrants, as determined to be necessary by the City,of
Anaheim Fire Marshall, to provide adequate fire protection.
6. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 1, 2, and 4. ~
7. Development substantially in accordance with Exhibit Nos. 1 through 5.
8. Installation of a thirty-f ive (35) foot landscaped setback abutting the Lincoln
Avenue right-of-way line, and that said landscaping be installed prior to Final Builu±:~g In-
specLion.
9. Posting of a bond to insure th~e construction of a six (6) foot masonry wall where
said property abuts property classif ied in the R-A, Residential Agridultural~ Zone.
