recommend to the City Council of ~the City of Anaheim that subject Petition for Reclassificatiqn ;
bp approved and, by so doing,.that Title 18-~Zoning of the Anaheim Municipal Code be aniended ~
to exclude the.above.described property.fxom_the R-Ay Residential Agricultural, Zone and to
incorporate said described property in the R-3, Multiple Family Residential.Zone upon the i
following conditions which are hereby found to be a riecessary prerequisite to the proposed ~
use of the sub~ect property in order to preserve the safety and general welfare of the
citizens of the City of Anaheima
1. Dedication of f ifty-three (53) feet from the monumented centerline of Knott Avenue ~
(30 feet existing). ~
.2. Preparation.of street improvement plans and ins~allation of all improvements for ~
Knott Ati~2nue~ sub~ect to the approval of the City Engineer and in accordance with the adopted
standar,~ plans on f ile in the off ice of the City Engineer. ~
~3. Payment of $2.00 per front foot for street lighting purposes o~a Knott Avenue.
4. Payment of a Park and Recreation Fee af Y25.00 per dwelling unit to be collected
as par'c of the Building Permit.
~ 5. Provision of trash storage areas as determined by the Department of Public~Works, '
Sanitat..on Div3.s3on, which are adequate in size, accessible to trash-truck pickup~ and
adequate:y en.•losed by a solid fence or wall, prior to Final Building Inspection.
6. Sub,jeci to the approval of Peti•tion for Conditional Use PFrmit No. 252.
7. Developer shall contact Standard Oil Company r?garding protecting~ lowering, .
replacing or relocating their pipe lines and related facilities prior to Final Building
Inspection.or prior to..the installation of street improvements.
8: Installation of ffre hydrant.s, as determined to be neceRsary by the City of Anaheim
:~ire Marsha'll~ to provide adequate fi.re protection.
9." Time limitation of one hundred eighty (180) days for the accomplishment of Item
Nos. 1, 2~ 3e
10. I~evelopment subs~antially in accordance.with Exhibit Nos. 1s 2, and 3, exoept
as amended by this action.
11. Provision that breezeways between the proposed buildings be covered.
12. Provisfon that all carports be stuccoed on three sides on the inside, that bumper
guards be installed at the front of said.carports~ and that enclosed storage cabinets be
provided in each carport; that a fifteen (15) foot setback area be provided where the
proposed front yard trash area, and ~he proposed recreational area encroach into said front yard.
