at the Southeast corner of said Lot 8g thence North C~i° 20' 20" West 416.77 feet to the

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim
on .~une 25~ 1962 at 2:00 o'clock P.M., notice of said public heering heving been duly given as required
by law and in uccotdance with the piovisions of the Anaheim Munizipal Code, Chepter 1$.68,to hear end consider
evideace for and against sald proposed varience and to inves~igate end make findings end recommendations in connec-
tion thecewith; and
WHEREAS, seid Commissiort, after due inspection, investigetion, aad study made by itself end in its behelf,
and efter due considecation of a!1 evidence and ieports offered as seid hearing, does find and detexmine the following
facts:
1. That 4he petitioner requests e variance from the Anaheim Municipal Code: 6eCtion 18.32.080 (2) to
permit an encroachment of pr~posed garages into the required side yards; and Section 18032.050
(2) to permit construction of a multiple family development on a fifty-five (55) foot minimum
lot width.
2. That thece ece exceptional or extraerdinary ciccumstenees oc conditions epplicable to the property involved

end zone.
3. That the cequested va:iance ie necessery for the preservation an~ enjoyment of e substential property cight

4. That the requested variance will not be materially detrimentel to the public welfate or injurious to the prop-
erty or impcovements in sucli vicinity and zone in whieh the propeety is located.
• 5. That the requested vadance will not adversely affect the Comprehensive Genecal Plan.
6. That no one appeared in opposition to subject petition.

private drive, said turning area location to be spproved Uy the Planning Department, and ;
further. provided that subject variance incorprate..a maximum five (5) foot encroachment of
the proposed units into the twettty-f ive (25) foot rear yard. '
5. Construction of a six (6) foot masonry wall along the easterly boundary of sub-
~ect property prior to Final Building Inspection.
6. Provision of a minimum nine (9) #oot wide garage doorq or equivalent, per garage.
