WHEREAS, the City Planning Commission did hold a public hearing at ffie City Hell in the City of Anaheim on
July 94 1962~ at 2:00 o'clock P.M., notice of seid public hearing having been duly given aa required by
law and aa ecrnrdence with the provisions of the Aneheim Municipal code, Chapter 18.64, to heer and consider evidence
for and against said proposed c~nditional use end to investigate and make findings and recommer.dations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself and in its behelf, and
afte: due consideratio;t of r>?I evidence and repods offeced at said hearing,'does E~vd and d;:2ermine the following facts:
1. Thet the proposed use is propcrly one for which a Conditionel .Use Permit is au:horized by this Code, to
wit: a service station.
2. That the proposed use wiil not adversely affect the adjoining land uses end the growth and development of
the area in which it is proposed to be loceted. ~
3. That the size and shepe of the site proposed for the use is edeqnete to allow the full development of the ;
pcoposed use in a manner not detrmentel to the pacticuler acea nor to the peace, heulth, sefety, end geaeral welfare
oE.the Citizens of the City of Aneheim.
4. That the grantiag of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental
to the peace, health, safety. ahd general welfare cf the Citizens of ;he City of Anaheim. !
5. That the traff ic generated by the proposed use uill not impose an undue burden j
upon the streets and highways designed and improved to carry the traff ic in the area. $

to the oroposed use of the subject property in order to pregerve tne safety and general welCare of the Citizens of the

2. I~edication of fifty-three ;531 ieet from the monumented centerline of Harbor Boulevar3
(3Q feet existing).
3. Pr.epar.a~tinn of street improvement plans and installation of all improvements for
Ball Roa~'.and Harbor Boulevard subject to the approval of ~he City Engineer and in accordance
with the adopted standaxd.plans.on.f iie in the off ice of the City Engineer.
