1. That the petitioner proposes e reclessification of the ebove described property fro~n the R-A~ Residentia],
Agricultural, Zone to the M-1, Light Manufacturing, Zone, to permit the establishment of
industrial buildings for lease purposes.
2. That the proposed :eclessification oE subject property is necessary end/or desirable for the orderly end peo-
per development of the community.
3. That the pcoposed roclessificetion of subje~t property does properly relete to the zones end~ their permitted
uses loaelly esteblished in close proximity to subject propedy und to the zones end their permitted uaes generally esteb-
lished throughout the community. ~
4. That the proposed reclassification of sub~ect property does require standard improve-
ment of abutting streets because said property does relate to and abut upon streets and
highways designed and propossd to carry the type, and quantity of traffic, which will be
generated hy the permitted uses, in accordance with the cixculation element of the Generai
Plan. •
5. That one person appeared in opposition to subject petition.

NOW, THERE~'ORE, BE YT RESOLVED that the Anaheim City Pienning Commission does heceby recommend
to the City Cauncil of the City ~f Meheim thet subject Petition for Reclassification be approved and, by so doing,
that Tifle 18-Zoning of the Anaheir,~ Munici~al Code be amended to exclude the ebove descriUed propeety from the
R-A, Residential Agricultural, Zone and to incorporate said described property in the M-1,
Light Mam!facturing,, Zone upon the follotving conditions which are hereby found to be a necessary
prerequisite to the proposed use~ of the sul~ject prop,erty in order to preserve the safety and
general welfare of the Citizens of the City of Anahei~n.
1. Pr.epaxatian af. s#s:eet impxouementg.h.laas .and.3ns+a> > ation of all improvements f or
Manchester Avenue, subject.to:~t3e apprnva3. of .~he City Engineer.and in zccordance with the
adopted standard plans on f.ile in the o~~:.ice.nf.the City Enqineer.
2. P.ayment of $2.00 per front f.oot..for.stseet..lighting purposes..on Manch^ster Avenue.
3. Provision of trash storage areas as determined by the Department of F~ablic Works,
Sar~itation Division, which are adequate in size~ accessible to trash-truck pickup, and adequately
enciosed by a solid fence or wally prior to Final Building Inspection.
4. Time limitation of one hundred ei~hty(180) days for the. accomplishment of Item
Nos. 1 and 2.
' 5. Developmen~ substantially in accordance wit1L Exhibit Nb. J excEpt that a minimum
twenty-five (25) foot setback be provided.
6. Installation of landscaping.in.the parkway arut~ing subject pr~oerty as indicated
on Exhibit No. 1, in addition to .a six (6) foot landscaping strip abutting the Manchester Ave-
nue ri5ht-of-way of subject property, plans for said landscaping.to be submitted to and sub-
ject to the Superintendent of Parkway Maintenance, said landsaaping to be installed prior
to Final Building Inspection.
