WHEREAS, the City Plenning Commission did hold a public headng at the City Hell in the City of Anaheim on
July 9~ 1962y et 2:00 o'clock P.M. no4ice of seid public heedng heving been duly given es required •by
lew and in accordance with the provisions of the Anaheim Municipal Code, Chepter 18.72, to hear and consider evidence

WHEREAS, said Commission, efter due inspection, investigation, end stady mede by itself end in its behalf, end
efter due cor.sidecetion of all evidence end reports offeced at seid hearing, does find and determine the ffollowing . fects:
1. Thet the petitioner prop.aes a ceclacsification of th.e above described property by an amendment to Ordin-
ance Noa 1527, which rec~assified subject property to the C-1, Neighborhood Commercial, Zone
in order to deve].op a ~wo-story medical center with a pharmacf.
2. That the proposed seclassification of subject property is necessary and/or desirable forthe orderly end pro-
per devtlopment of the community.
3. Thet the proposed reclessificetion of subject propedy does pmperly celete to the zones and~ their peanitted
uses locally esteblished in close proxir~ity to subject property end to the zones end their permitted uses generelly eateb-
lished throughout the community. '
4. That the proposed reclassificat~~n of subject property does not require dedication
for and standard improvement of abutting streets•because said property'does relate to
and abut upon streets and•highways which are impxoved to carry the•type and quantity of traffia,?
which will be generai;ed by the permitted uses, in accordance with the circulation element of
the ~eneral Plan. '

NC~W, THEREFORE, B~ IT RESOLVED thet the Aneheim City Plannirtg Commission does hereby cecommend
to the City Council of the City of Anaheim thet subject Petition for Reclessification be approved end, by so doing,
thet Title 18-~oning of the Maheim ldunicipal Coder Dxdinance No. 1527, be amended, to wit: Condi-
tion No. 2: "That each parcel of subject pxoperty shall be dedeloped in accordance with the
over all site plan except .Parcel No. 1, which shall be developed substantially in accordance
with Exhibit Nos, 1,2, and 3, as amended, of Reclassif ica~ion No~ 62-63-3, subject to the
following conditions~"
1. Recordation of amended deed restriction originally recorded against sub~ect prop-
erty on August 15, 1960~ to wits
_ (8) That all buildings or structures erected on subject property shall be limited
to one story in height, except on Parcel No. 1, wherein two-stor~+ construction
shall be permitted, and no single story bui.lding shal.l exceed 4,000 square
feet in area.
2„ Installation of a six (6) foot masonry wall along the west boundary of subject
property, the height of said walls to be measused from natural grade level nf the abutting
residential property.
~ 3. Installation of a t:en (10) foot landscaping strip abut•ting the west property
line of subject'property in accordance with Condit3on No. 4 of Ordinance No. 1527, plans for
said landscaping to be submitted to and subject to the approval of the Superintendent of
Parkway Maintenance, prior to.Final Building Inspection.
A. Elimination of two p~rking spaces abutting the south boundary ~f subject property,
as indicated on Exhibit No. 1, to provide ingress and egress to the abutting property to the
south when it is developed.
5. Provision of trash storage areas as deteimied by the Department of Public Vlqrks,
Sanitation Division, which are adequate in size, accessible to trash-truck pickup, and
adequately enclosed by a solid fer,ce or wall, prior to Final Building Inspection.
6. Installation c+f driveways oa South Street and State College Boulevard in accordance
with the adopted standa.rd plans on file in the Office of the City Engineer, prior to Final
Building Inspectiono ,
