WHEREAS, said Commission, after due inspection, investigation, end study mede by itself end in 3ts beh~~f, and
efter due consideretion of all evidence and repods offered at seid hearing, doea find end detecmine tHe followih~.fects;
1. That the petitioner pmposes a reclessificetion of the ebove described property from the R-Ay Residential
Agricultural, Zone to the R-1, One Family Residential, Zone •to construct a single family
dwelling on each of the proposed iots after said lot is splito
2. Thet the proposed reclassification of subject property is necesaery end/or desieeble for the orderly and p'ro-
per development of the community. .
3. That the proposed reclassification of subject proppcty does properly eelete •to the zones and thelr,p~Ertiftted
uses locally established in close ptoaimity to subject p:operty and to the zones and their permitted uses genetell~ esteb-
lished throughout the community.
4. That the proposed.reqlassification of subject property does require dedication
for and standard improvement of abutting streets hecause said proPerty does relate to
and abut upon streets and hignways which are proposed to carry the type and quantity ~
of traff ic, which will be ,er.^rated by the permitted usesf in accordance with the circula-
tion element of the General ~?an.

I ; I NOW, THEREFORE, BG IT RESOLVED that the Anaheim City Planning~ mission does heceby recommend
to the City Council of the City of Anaheim that subject Petition for ReclessiHcation be apgroved and, by so doing,
1~ that Title 1&Zoning of the Anaheim Muaicipal Code be amended to exclude the ebove described property from the
; R-A, Besidential Agricultural, Zone and to incorporate said described property in the R-1,
~ One Family Residential, Zane upon the followi.ng conditions which are hereby found to be a
~ necessar.y prerequisite.to the proposed use of the subject property in order.to preserve the
safety and general welfare of the citizens of the City of Anaheim.
' 1. Installation of driveways on Lizbeth Avenue in accordance with the adopted standard
~ plans on f ile in the off ice of the City Engineer.
2. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected
~ as part of the Building Permit.
~ 3. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item No. 1.
4. Recordation of a record of survey in accordance with Exhibit No. 1 prior to issuance
of a Building Permit.
5. Subject to the approval of Variance No. 1511.
' 6. Construction of a six (6) foot masonry wall along the south boundary of subject
property prior~to Final Building Inspection of an~ construction locatxd thereon.
7. Relocation of the existing guest house as requested by the petitioner, provided
that the new location be in accordance with all Code requirements that said house be
subject to inspection by the Building Department prior to issuance of Final Building
Inspection on any construction proposed for subject property.•
8. Sub~ect to Architectural Control Committee approval on proposed dwelling ur.its
prior to issuance cf a Building Permit. ,
