A RE50LU'TION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 1511 BE GRANTED
NHEREAS, the City Pienning Commiseion of the City of Anaheim did ceceive e ved$ed Petitioa for Vedance
from ALBERT S. TOUSSAU~ Post Office Sox 157, Lake Arrowhead, California, Owner of certain
real property situated in the City of Anaheim, County of Orange, State of California, as
described in Exhibit "A" attached hereto and referred to herein as though set forth in full

WHEREAS, the City Plenning Commiasfon did hold a public hearing at the City Hell in the City oE Anehelm
on July 23~ 1962~ et 2:00 o'clock P.M., notice of seid public hearing having been duly given es requiced
by lew end in accordeace with the provisioes of the Anehelm Municipel Code, Chepter 18.68,to hear and consider
evideace fer and egaiast said pcoposed verience and to investiBate and make findings and recommendations in connec-
tion therewith; end
WHEREAS, seid Commiesion, efter due inapectlon, inveatigetion, aad study mede by itaelf and in its behalf,

facts:
1. That the petitioner requests a vedence fmm the Meheim Municipal Code: Section 18.24.030 (4) to
permit the creation of two R-1, One Family Zone lotso
y, Thet there are exceptionel or extraocdinery circumstances or conditions eppliceble to the property involvc.~d
ot to the intettded use of the property thet do not epply generally to the property ot cless of use in the same vicinity

3. Thet the requested varience is necessary for the preservation and enjoyment of e substential propeety dght

' Pe'3tion fur Verience, upon the following conditions which a:e hereby found :o be a necessary prerequisite to the pro-
poaed use of the aubject pcoperty in ocder to pceserve the safety end generel welface of the Citizens of the Ci4y of
Anaheim.
1. Installation of driveways on Lizbeth Avenue in accordance with the adopted standard
plans on file in the office of the Ci'.:y En9ineer.
, 2. Payment of a Park and Recreation Fee o€ $25.00 per dwelling unit to be collected as
part of the Building Permit.
3. Time limitation of one hundred and eighty (180) days for the accomplishment of Item
No. la
4, Recordation of a record of survey in accordance with Exhibit No. 1 prior to issuance
of a Building Permit.
5. Sub~ect to the approval of Reclassification No. 62-03-7.
6. Construction of a six (6) foot masonry wall along the south houndary of subject
property prior to Final Build3ng Inspection of any construction located thereon.
7. Relocatior~ of the existing guest house as requested by the petitioner, provided that
the new location be in accordance with all Code requirementsy that said house be subject
to inspection by the Building Department prior to Final Building Inspec~tion on any
construction proposed for subject property.
S. Sub~ect to Architectural Control Committee approval on proposed dv~c:lling units prior
to issuance of a Building Permit.
