WHEREAS, the City Planning Commission did hol.d a public hearing at,the City Hall in the City of Anaheim on
August 6q I.962, at 2:00 o'clock P.M., notice of said public heering having been duly given as :equired by
law and in accordance with the provisions of the Anaheim Municipal code, Chepter 18.64, to hear and consider evidence
for and ageinst said proposed conditionel use and to investigate end mflke findings and cecomnendations in conneciion
therewith; and
WHEREAS, said Commission, after due inspection, investigatian, and study mede by itself and in its behalf, and
after due consideration oE all evidence anc: reports offered at said heacing, does fiud end determine the following facts:
1. That the proposed use is properly one for which a Conditional .Use Pecmit is authocized by this Code, to
wit: construct a planned•~unit developmento
2. That the proposed use will not adversely affect the edjoining land uses 3nd the gtowth and development of
the srea in which it is pcoposed to be located. '
3. That the size and shepe of the site proposed for the use is adequete to allow the full develepment of the
proposed use in a manner not detrimental to the particular a:ea nor to the peace, health, safety, and general welfare
of the Citizens of the City of Maheim.
4. That the granting of the Conditionel Use Permit under the conditions imposed, if any, will not be dettimentel
to the peace, health, safety, and general welfere of the Citizer.s of the City of Anaheim.

Petition for Conditional Use Permit, upon the following coaditions which are hereby found to be a necessacy precequisite
to the proposed use of the subject property in acder to prese:ve the sefety end general welfare of the Citizens of the
City of Anaheim: '
'lo Dedication of forty-~ffve (45) feet f.rom the monumente~ centez~line of Orangewood Avenue
(20 feet now existing)o
2o Pr.eparation of street tmprovement plans and installa•Cion of all impravements for Orange-
wood Avenue and a.f.uture ~- of a sixtywfour (64) foot stx•eet to be constructed along the
westerly property line of subject property.running from Orangewood Avenue to the northerly
property line, sub3ect to the approval of the City Engineer and in accordance with the adopl:W
ed standard plans on file in the Off'ice of the City Engineer.o
