law aad ia eccordence with the pmvisions of the Rnaheim Mcmicipal Codc, Chapter 18.72, to hear and consider evidence
for end against seid proposed reclessificatioa ead to investigete and meke findings and recommendetions in connection
therewith; end ,
WHEREAS, said Commission, after due inspection, invesUgatian, end atudy mede by itself end in its behalf, and
after due conaideration of all evidence aad teports oEfeced at said heering, daes find end determino the fol3owing . fects: '
1. That the petitioner pmposes a=eclassification of the ebove described property fmm the R-A~ Residential ''
Agricultural; Zone to the R-3, Multiple Family Residential, Zone, to construct a multiple
family planned unit development. ~?
2. Thot ffie proposed reclassificatioa of subject property is necessery ead/or deai:able for the orderly and pro-
per developmeat of,the communiry. '
3. That the'~,proposed reclessification of snbject propecty does properly relete ~to the zones end• their permitted
uses locally established in close proaimity to subject property end to the zanes and their permitted uses generelly esteb-
lished thcoughout the communiry. .
4. That'the proposed reclassification of subject property does require dedication for
and standard improvement of abutting~streets because said property does relate to and
abut upon stieets and•highways which are proposed to carry the typ.e and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan. •

, NOW, THEREFORE, BE IT R'~SOLVED that the Aneheim City Plenning'LOmmission does heceby recommend
to the City Council of the City of Anaheim that subject Petition fct Reclassificetion be appmved end, by so doing,
that Title 1&Zoning of the Meheim Municipal Code be emended to exclude the above desecibed property from the
R-A, Residential Agricultiaral, Zone, and to .incor.p~rate said described property into the R-3,
Multiple Family Residential, 2one.upon the following conditions which are hereby found to be
a•necessary prer.equisite to the proposed use of the subject property in order to preserve the
safety•and general.welfare of the Ci~izens of the City of Anaheim~
1. Dedication of forty-f ive (45) feet from the centexline of Haster Street (3~ feet
existing).
2. Preparation of street improvement plans and installation of all improvements I°or
Haster Street sub~ect to the approval of the City Engineer. and in accardance.with.the adopted
standard plans.on f ile 3n the of.fice of the_Ci+.y Engineer.
3. Payment of $2.00 per front fooic for street lighting purposes on Haster Street.
-~4. PByment of Park-~nd Recreation Fee of..$25.00 pe~ dwelling unit.
g, Subject to the.approval.of petition for Conditional Use Permit No. 283a
6, Installation of fire hydrants as determined to be necessary by the City of Anaheim
Fire Department to provide adequate f ire protection.
7, Access drives to be a minimum of twenty-one (21) feet in width with adequate angle
cutoffs.provided or a minimum of twenty-eight (28) feet in width if no cutoffs are providsd
and in all cases a mimimum vertical clearance,of fourteen (14) feeta
g~ Time limitation of one hundred eighty (180~. days for the accomplishment of Item
Nos. 1, 2, and 3.
9. Development substantially in accordance with Exhibit Nos. 1 and 2, except that a
mimimum thirty (30) foot aisle shall be preserved between ~arages where said garages face one
anothero
10. Provision of standard trash storage areas as determined by +.he Department of Public
Works~ Sanitation Division, prior to Final Building Inspection.
