A RESOLUTION OF 2'HE CITY PLANNING COMMISSION QF THE ~ITY OF ANAHEJM
THAT PETITION FOR CONDITIONAL USE PERMIT 27~ BE GRANTED
WHEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Conditional
Use Permitfrom COWAN OIL 8 REFINING OOMPANY, HARRY P~ CAVES9 (Trustee), 1015 East First Street,
Santa Ana, California,.Owners; WILLIAM REEVESq 1015 East First Street, Santa Ana, California,
Agent of certain real property situated in the City of Ar.aheim, State of California, as
described in Exhibit "A" attached hereto and referred to herein as though set forth in full
; and
WHEREAS, the City Plenning Commission did hold a public hearing st the Ciky Hall in the City of Anaheim on
AUgust 20~ 1962y at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by
law end in accocdence with the provi3ions of the Anatieim Municipal code, Chepter 18.64, to hear and consider evidPnce
for and ngainst said p:oposed conditional use and to inveatigate and meke findings and recommendetions in connection
theeewith; end ~ '
WHEREf~S, said Commission, aEter due inspectian, investigation, end study'made by itself and in its behalf, end
a[ter due consideration of all evidenee and eeports offeced et said hearinE, does find and detecmine the following fects:
I. That the proposed use is pcoperly one for which a Conditional.Use Permit is authorized by this Code, to
wit: establish a hofbrauo '
2. That the proposed use will not edversely offect the adjoining lend uses and the growth and deve2opment of
the area in whs~h it is pcoposed to be located.
3. Thnt ehe size artd shape of the site proposed for the use is adequate to allow the full development of the
proposed use i^~ a manner not detrimental to the perticular area noc to the peece, health, safety, end genecal welfare
of the Citizere. af the C3ty of Aneheim.
4. That the g~^anting of the Conditional Use Permit under the conditions imposed, if eny, wili not be detrimentel
to t},e peace, health, safety, and genecal welfere of the CZtizens u: ihe City of Aneheim.
5. That the traffic generated by the.proposed use will.not impose an undue burden
upon the streets and highways designed and proposed to carry the traffic in the area.
6. That two persons appeared in opposition to subject petition, one of whom pre-

NOW, THEREFORE, BE IT 12ESOLVED ihat the Maheim City Planning Commission does heceby grent subject
Petition for Conditionel Use Permit, upon the following conditions which are heceby found to be a necessary pre:equisite
to the pmposed uce of the subject p:opeety in otdec tr, ptese:ve the safety and geneeel welfere of the Citizens of the
City of Anaheim: '
1. Dedication of fift two (52) feet from the centerline of Euclid Street (30 feet
at one poxtion and £orty (40~ feet existing)e
2. An encroachment should be granted for the Qxisting overhang and sign at the time
the fifty-two (52) foot dedication is obtained.
3. Provision of .standard trash storage areas as determined by the Department of Public
Works, Sanitation Division, prior ta Einal Building Inspectiono
4. Preparotion of street..improvement plans and installation of all improvements for
I Euclid ~±reet, sub3ect to the.approval of the City Engineer and in accordance with the
~ adopted standard plans on f ile in the office of the City Engineero
, 5. Provision of a three(3) foot overhang easement along the southerly property litte.
' 6. Time ].imitation of one hundred eighty (180)..days for the accomplishment of Item
Nos. 1 and 4, '
7. Development substantially in accordance with Exhibit Noso 1 and 20
