A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 284 BE GRANTED
WHEREAS, the City P1ennIng Commission of the City of Maheim did ~eceive a verified Petition for Conditional
Use Pecmit from. GOCK Yc'~E.Y JUNG .and CHUN CHUN CHOW J[1NG, .9261 Greenwich Street, Anaheim, Cal-
ifornia, Owners of .certain real property..situated in the City of AnaheiRh County of Orange,
State of California, as foYlowst The North 80 feet of Lot 5 in Block B of Tract No. 13,
as shown on a ma~ recorded in Book 9, page 12 of Miscellaneous Maps, records of Orange
County, Galiforn:.a

WHERERS, the City Plenning Commission did hold a public heering et the City Hall in the City of Aneheim on
August 209 1962, at 2:00 o'clock P.M., notice of said public hearing having been duly given as requised by
law end in eccordance with the provisions of the Meheim Municipel code, Chapter 18.64, to hear and co~ •..der evidence
for end ageinst said pmposed cronditional use end to investigate end meke findings and recornmendations in connection
therewith; aad •
WHEREAS, seid Commission, after due inspectlon, iavesUgation, and study made by itself end in its behalf, and
aiter due consideretion of eli evidence and ceports offered at said hearing, does find and determine the followIrtg fects:
i. That the p~oposed use is pcoperly one for mhich a Cenditional.Uae Peenit is authorized bv this Code, to
wit: establish a restaurant and cocktail lounge.
2. Thet tF:e proposed use willl not adversely affect the adjoining land uses and the growth and development of
the area in which itis proposed to be located.
3. That the size and ehepa of the site proposed for the use is adequate to allow the full developmen: oE the
ptoposed use in a mannee not detrimentel to the pecticular erea nor to the peace, heelth, sefery, end general welfare j
of the Citizens of the City of Anaheim.
4. Thet the granting of the ~onditional Use Petmit undet the conditions imposed, if eny, will net be detrimentel I
to the peace, health, sefety, and generel welfate of the Citizens of the City of Anehetm.
5. That the traff ic generated by the proposed use will not impose an undue burden !
upoh the str2ets and highways designed and proposed to carry the traffic in the areae ;
6. That no one appeared in opposition to subject petition. ?

NOW, THEREFORE, BE ITRESOLVED that the Aneheim City Plenning Commission does hereby~gcant subject
Petition for Con3itional Use Permit, upon the following conditions which ere he:eby found to be a necessery prerequisite
to the proposed use of the subject p:operty in order to preserve the sefety and genecal welfare of the Citizens of the
City of Aneheim: '
1. Dedication of sixty (60) feet from the monumented centerline of Brookhurst Street
(50 feet existing)a •
2. Preparation of street improvement plans and installation of all improvements for
Brookhurst Street, subject to the approval of the City Engineer and in accordance with tHa
adopted standard plans nn f.ile in.the.office of the City Engineere
• 3. Payment of .$2,00 per front foot for street lighting purposes on Brookhurst Street.
4. Provision of stiandard tr.ash.storage areas as determined by the Department of Public
Works, Sanitation Division, prior to Final.Building Inspection.
5, Provision of a three (3) foot overhang easement along the easterly property line.
6. •Time limitation of one hundred eighty (180).days for the accomplishment of Item
Nos. 1, 2, and 3.
7. Development substantially in accordance with Exhibit Noso 1, 2, 3, and 4.
S. Construction of a six (6) foot masonry wall along the easterly boundary of sub~ect
prooerty,prior to Final Building Inspectiona .
