That the pcoposed use is properly one for which e Conditional ,Use Permit is euffiorized by this Code, to wit: establish a service station. 2. That the prcposed use will not adversely affec; the adjoining lend uses end the growth end development of the erea in which it is propoaed to be loceted. 3. Thet the eize and shapa of the Aite peoposed for the uae is adequete to allow the full development of the proQ.oaed. use in a mennrr not detzimentel to the perticuler area nor to the peace, health, safety, end general welfere of the Citizens of the City of Maheim. 4. Thet the grenting of the Conditional Uae Permit under the conditions imposed, if eny, will not be detrimental to the peace, health, ~efety, and generaP welfere of ffie Citizens of the City of Anaheim. 5o That the traffic generated by the ~,ropossd use will net impose an undue burden upor. the streets and highways dosigned and improved to carry the traffic in the area. 6. Petition foc Conditionel Use Permit, upon the following conditions whiJ~ e:e heceby found to be e necessary p~ereQuisite to tne proposed use of the subject propedy in order to p:eserve th~ safety and generai welfare of the Citizens of the City of t~naheim: 1. Paymeqt of ~2.00 per front foot for street lighting purposes on Ball Road and Dale Avenua. 2. Installation of driveways on Ball Road and I1ale Avenue in accordance with the adoptod standard plans on file in the office of the City Engineer. 3o Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos. 1 and 2. i 4. Development substantially in accordance with Exhibit Nos~ 1, 2, and 3 as amonded. 5. Installation of a forty-two (42) inch masonry wall along the west and south boundaries of subject property prio•r to Final Building Inspectiono 6.
