1. Thet the petitioner proposes a ceclassification of the above described property from the R-A~ Residential
Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to permit the continued use of
a real estate office and doctor's office.
2. Tl:et the ~coposed reclessification of subject propPrty is necessery end/or deslteble for the ordcrly end pro-

that Title 1&Zoning of the Anaheim Municipel Code be emended to exclude the above described propecty from tc~
R-A, Residential Agricultural, Zoneti and to incorporate said described property in the
C-1, Neighk~orhood Coromercial, Zone, upon the following conditions which are hereby found '
to be a necessary prerequisite to the proposed nse of the suU~ect property in order !
to preserve the safety and general welfare of the Citizens of the City of Anaheim.
1. Dedication of fifty-three (53) feet from the monumented centerline of Euclid Avenue
(50 feet existing).
2. Payment of $2.00 per front foot for street lighting purposes on ~clid Avenue.
3. Provision of standard trash storz~e areac as determined by the Department of Public ?
Works, Sanitation Division, prior to F:nal Buildin Inspection.
4. Time limitation of one hundred and eighty (180~ days for the accomplishment of Item
Nos. 1 and 2. '
5. Development substantially in ~ccordance with Exh~b it Nos. 1 and 2a
6. Installation of a minimum six (tij foot strip of landscaping abutting the planned
hYghway right-of-way line of Euclid Avenue together with the installation of tree wells
in the parkway'on the Euclid Avenue right-of-Way, plans for said landscaping to be submitted
to and subject to the approval of the Superintendent of ParkNay Maintenance and said
landscaping to bs installed rior to Final Building Inspection. ~
7. Construction of a six (6~ foot masonry wall along the west and south boundaxies of sub-
ject prOperties prior to Final Building Inspection. , ;
8. Limitation of all display material to one unlighted sign with a maximum size of eight
(8) square feet for each building.
9. Recordation of C-1 Deed Restrictions limiting the use of subject property to business

10. Removal of all flags and banners on subject property, except as permitted under
