DIZNEY, Care of HARRY M. Thet the petitioner proposes e reclessificatIon of the ebove descdbed property fcom the R~A~ Residential Agr.icultural, Zone to the R-3, Multiple Family Residential, Znne to construct a singlr~ story planned-unit residential development. 2. Dedication of 53 feet from the mo~umented centerline.of Ball Road (30 feet existing), 2. Preparation of street improvement plans and installation of all improvements for Bali Road, subject to the approval of the City Engineer and in accordance with the adopted siandard plans on file in the office of the City Engineer. 3. Payment of ~2,00 per front foot for street lighti.ng purposes on Ball Road. 4~ Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as as part of Ehe Bui.lding Permit. 5. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Buildinq Inspection. 6. Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate fii~e protection. 7~ Time limitat.ion of one hundred and eighty (180) days for the accomplishment of Item 8o Subject to the a~ pproval of Petition for Conditional Use Permit fTo. 309. 9~ Development subs+antially in accordanc with £~r"..ait iVos. 1 and 2 axcept that•shake roofs shall be install d where the roo~s are v. ible frort: Ball' Rbad. 10, Installatior of a six ~6) foot masonry wall as indicated on Exhibit No. 1 around•the~ peripher•y of subject property except the Ball Road frontage.
