CITY OF ANAHEIM RECOHWENDING TO THE PLAPIi7ING COMMISSION

141iEREAS, the City Planning Commis~:ion of •tlle City of Anaheim has received
a nutice of Public Hearing from thA Planning Commis:.ion of the City of Placentia
on Zone Change No. 62-114, for roclasai;ication of sub,iect property from the "R1",
A4anufacturing, Zone to the R-3, Multiple Family, 'LonO{ as,~
WHEREAS, ~ubjoct property is located :vithin Nrojected in:lustrial areas of
the City of Placentia and in close proxini~y ta tlie Gity Limiis of the City of
Ana}iefm and adjacent to properties whicli have recently undergonr! intensive anal-
ysis by the Planning Conimission and the City Council of the City of Anaheim; and
:VYHEREAS, it has been de~ermined zrom said ar.a2ysis that the area of which
subject property is a part can best be pro3ected :or industrial use~ and
W}iEREAS, the City Council of the City of Arial-:eim has endorsed the recotmnen-
dations of the Cfty Planning Commission oi che Cii:y of Anaheim as contained in
Resolutiorl.No. 62-R-335, wherein are coni.ained tha following findings:
i. That the City should astabli::'•., Zaute 14, the Orange Freeway Right-of-
way, as ths westerly boundar~~ ar.d the ~:iverside Freeway as the southerly
boundary of the Northeast Inclii:;trial Area.
2. That the entire ar~a delimitec: by Cranc;ethorpe Avenue and Placentia-
Yorba Boulevard on the north, the Rivere.:~;e Freev:~y and the Santa Ana River on
the south, the Orange Fre~way Right-of-:~~y on the vrest, and the Imperial Freeway ;
Right-of-way on the east, should be desi;;iated foi• industrial use on the e:naheim
General Plan.
4. That the entire araa within Ir~ Anaheim City Limits bounded by
rJxangethorpe Avenue and Placentia-Yorba IIculevarc on the north, tlie Riverside
Freeway on the south, Jefferscn Street on the east, %~nd Route 19, the Orange
:reeway, on the west shtiuld be zoned M-1, LIGHT A"r.NUFACTURING, with the exceotion
of those areas lying immediately along anc: parallel to all arterial streets and
highwa,ys as designated on the adopted Circulation E;~~ant of the General Plan,
which areas should be zoned P-L, PARKIN:wi.A~IllSCAP?NG, for a depth of 50 fee~t on
each side of the planne:f highway right-cf-way line.
5. That the County of Orange should be requested to establish industrial
zoning, w•hich arohibits ail residential use~-, on all areas lying within their
~urisdiction in the above described areas and to establish standards of property
developrpent similar to those of the P-L, YARKING-tF.N~SCAPING, ZONE.
;j 5. That the City of Placentia should be requested to establish industrial
zoning, Khich prohibits all residential use:, on all areas lying within their
?a i jurisdiction in the above described arear:, and to establish standards of property
. development similar to those of the P-L, PAi2KINGLA:IJ6CAPING' ZOAF;•further, that
`~ the areas lying between Placantia hvenue and the Crange Freevray Right-of-way and

appears on the preliminasy General Plan, including trailer parks, should be

bl-1, LIGHT MANUFACTURING snd P-L, PARKING-IANDSCAPING, ZONES, subject to condi-•
