WHEREAS, the City Planning Commission did hold e public hearing at the City Hell in the City of Anaheim on
November 14~ 1962~ at 2:00 o'clock P.M. notice of seid public hearing heving been duly given ea required •by
lew and in accexdance with the provisions of the Maheim Municipal Code, Chapter 18.72, to hear end consider evidence
for and ageinst said pioposed :eclassificetion and to investigate and meke findings and recommendations in connectiun
thetewith; and •
WFfEREAS, said Commission, after due inspeclion, investigation, and study made by itself end in its behelf, end
efter due cansideration of ell evidence and repods offe:ed at seid hearing, doea find end determine the following fects:
1. That the petitioner proposes a reclassification of the ebove described property from the R-A~ Residential
Agricultural, Zone to the C-1, Neighborhood Commercial, Zone for Parcel No. 1, and R-3,
Multiple Family Residential, Zone for Parcel No. 2.
2. That the proposed reclassification of subject p:operty is necessary end/or desireble {or the o:derly end pro-
per development of the community.
3. That the proposed reclassificetion of subject pcoperty does pmperly relate to the zones and their permitted
uses locally e.stablished in close ptoximity to subject property and to the zones and their peimitted uses genecally estab-
lished throughuut the community.
4e That the proposed reclassification of subject property does require dedication
for and standard improvement of abutting streets because said property does rela~.e to
and abut upon streets and highways which are proposed to carry the type and quantity of
traffic, which will be generated by the permitted uses, tn accordance with the circulation•
element of ti~e Gener,al Plan.
5. That three persons appeared in oppos.ition to subject petition.
6~ 'That the ~i~ty Council initiate in•coc4junction with any resolution of approval an
amendment to Ordinance No. 1742 deleting Condition No. 2, which required the construction
of a six (6) foot masonry wall along the east r_roperty line of said property since this
condition will no longer be applicable if the reclassification of subject property is
approved.

' NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby cecommend
to the City Council of the City of Aneheim thet subject Petition for Reclassi~icetion 6e approved and, by so doing,
that Title 18-Zoning of the Aneheim Municipal Code be amended to exclude the above described pro~erty from the
6-A, Residential Agricultural, Zone, and to incorporate said described property in thes
PARGEL ND. 1~ C-1, Neighborhood Commercial, Zone; and PARCEL PA".~~;"R-3,°Multiple Family
Residential, Zone9 upon the following conditions which are hereby faund to be a necessary
prerequisite to the proposed use o£ the subject property in order to preserve the safety and
general welfare of the Citizens of the City of Anaheim9
le Dedication of fift}~-three (53) feet from the monumented centerline of Knott Avenue
(30 feet existing)o !
2a Dedication of forty-five (45) feet from the monumented centerline of Orange Avenue
(15 feet existing), inciuding a twenty-five (25) foot radius property line return.
3o Preparation of street improvement plans and installation of all improvements for
Knott and Orange Aveiiues, subject to the approval of the City Engineer and in accordance
with the adopted standard plans on file in the office of the City Engineer.
4o Payment of $2000 per front foot for street lighting purposes on Knott and Orange
Avenueso
5o Provi~ion of standard trash storage areas as determined by the Department of Public
Works, Sanitation Division, prior to Final Building Inspection.
6o Payment of a Park and Recreation Fee of $25.00 per dwelling unit ta be collected
as part of the Bu3lding Permita
7o Time limitation of one hundred and eighty (18r) days for the accomplishment of Item
Nosa 1, 2, 3, and 4. ' ,
8~ Development substantially in accordance with Revision No. 1~ Exhibit Nos. 1 and 2, as
amended for Parcel Nos. 1 and 3.
9a Limitation of structural height to one story for the multiple family development; and,
further provided that final development plans shall be subject to the approval of the City
Counciie
l0o Con•stxuction of a six (6) foot masonry wall along the easterly and southerly property .

13~ Installation of tree wells along.the Knotrt and Orange Avenues right=of-ways abutting
the proposed service station site of Parcel No. 3, prior to Final Building Inspection of said
service stationa
14. Subject to the approval of Conditional Use Permit No. 306 for the specific waiver of
garages in lieu of carports for Parcel No. 2.
15a Provision that the interior walls of the proposed carports shall be stuccoed, that
enclosed storage cabinets shall be provided along the rear wall of each carport, and that
adequate~bumper guards shall be p~ovided to protect the interior wall of the proposed carports
from damagea ~
