Agents of certain real property situated in the City of Anaheim, CoUnty of Orange, State of
California, described as follows; Lots 15 to 19 inclusive of Tract Noo 3222, in the City
of Anaheim9 County of Orange, State of California, as per map recorded in book 97, pages
19 and 20 of Miscellaneous Maps, in the office of the county recorder of said county

NRiEREAS, the City Plenning Commtssion did hold a public hearing at the City Hall in the City of Anaheim on
November 14~ 1962y at 2:U0 o'clock P.M., notice of seid public hearing having been duly given es required by
lew and in accordance with the pmvi~ions of the Maheim Municipel code, Chapter 18.(4, to hear end consider evidence
for and ageinst said proposed conditional use and to inVestigete and meke findings and recommendetions in connection
therewith; and ~
WHEREAS, said Commission, efter due lnspectton, inveatigation, and study'made by itself and in its behalf, and
a~ter due consideration of all evidence and repods offered et seid hearing, doea find and determine the following facts:
1. That the pniposed use is properly one for which a Conditionel.Use Permit is authoeized by this Code, to
wit: establish an automobi'le sales agencyo .
2. That the p:oposed use will not adversely effect the edjoining land uses end the growth and development of
the ares in which itis proposed to be locsted.
3. That the size end shape of the site propoaed for the use is adequete to allow the full development ofthe
proposed use in e menner not detrimentel to the particuler area nor to the peace, health, safety, end general welfare ;_~~'
of the Citizens of the City of Meheim. ~
4. That the granting of the Conditional Use Permit under the conditions impoaed, if any, will'not be detcimentel
to the peace, health, sefety, and generel weSfeee of the Citizens of the City of Anaheim. ~
5o That tRe traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the areao
6o That the required sixty (60) foot setback required on 5outh Los Angeles Street ,'
in accordance with Ordinance Noo 1619 be reduced to fifty-two (52) feet, in order to conform ;
with the ad3acent commercial development to the south of subject property, under the
authority of Codea Section 18.680090, ~;
7, That no one appeared in opposition to subject petition. • ,

{j: NOW, THEREFORE, BE IT RESOLVED Yhat the AnaheIm City Planning Commission does hereby grant subject
Petition for Conditional Use Fermit, upon the followFng conditions which are hereby found to be a necessary prerequisite
~` to the proposed use of the subject praperty in order to preserve the sefety and generel welfere of the Citizens ofthe
~ . City of Aneheim: •
'c: 1. Dedication of fifty-three (53) feet from the monumented centerline of Los Angeles
Street (50 feet existing).
? 2. Provision of standard trash storage areas as determined by the Department of
,:': Public Works, Sanitation Division, prior to Final Building ?uspection.
:_ 3. Time limitation of one hundred and eight;~ (180) days for the accomplishment
of Item No. 1.
~~ 4. Develepment substantially in accordance with Revision No. 1s Exhibit Nos. 1, 2,
:";,~~ 3, 4, and 5.
nR'] 5. Installation of concrete walis along tne north and west property lines as indi-
:,.,~ cated on Exhibit No. 1, prior to Final Building Inspection.
6. Compliance with all conditions of Ordinance No. 1619 except for the sixty (60)

and shall not be conducted in the open.
