- " WHEREAS, the City Planning Commission of the Ciry of Meheim did initiate a Petition, for Reclassif i-
cation for CLIFTON Mo and AMdIE MAP MARTIN~ 11916 West Ball Road, Anaheim, California, Owners
of certain real property.situated in the City of Anaheim9 Countv of Orange, State of California:
as followsa That portion of tot 6 of the Kellogg Homestead Tract, as shown on a Map recorded
in Book Sy page 51 of Miscellaneous Maps, records of Orange County, Ca2iforniaa Beginning at
a point in the center line of the 60 foot road along ttie Northerly boundary sr said Lot 69
distant thereon..]N~.sterly 19D f.eet fr~m its intersection with the Yfester.ly.line of the 40 foot
road along i:he Easterly boundary of said Lot 69 and running thence Southerly,`parallel with
the Easterly !ine of said lot 6, 395 feetq t hence Westerly parallel with t}i~ Northerly

law end in eccordence with the provisione of the Maheim Municipal Codo, Chepter 18.92, to hear end consider evidence

WHEREAS, said Commission, efter due inspection, investigation, end etudy mede by itself and in its behelf, end
' efter due consideration of ell evidence and iepods offeced et seid heedng, does find end determine the follewing facte:
1. That sub~ect petition initiated by the Planning Commission proposes the reclassifica- ~
tion of sub9ect property from the R-A. Residentia3 Aqricultural, Zone to the C-1, Neighbor-
hood Cotnmercial~ Zone limited to business and professional office use only.

2. Thet the p:oposed reclesaificetion of subJect propefty is neceseary end/or desirable for !he orderly ond pro-
per development of the community.
3. Thet the pcoposed ceclessificetion of subject property doea properly relate to the zones and their peemitted
uses locelly eatabliahed !n close proximi4y to subject property end to the zonea and their permitted uses geneially eatab-
lished th:oughout the community.
4o That the proposed reclassification of sub~ect property does not require dedication
for and standard improvement of abui:ting streets because said property does relate to and
abut upon streets and highways which are improved to carry the type and quantity of tr;ffic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plano

' NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Flenning Commission does he:eby recommend
to the City Council of the City of Aneheim that subject Petition for Recleasificetion be appmved and, by so doing,
the} Title 1&Zoning of the Anaheim Municipal Code be amended to exclude the ebove described pmperty from the
R-A, Residential Agricultural, Zone9 and to incorporate said described property in the
C-1, Neighborhood Commercialy Zone upon the following conditions which are hereby found to
be a necessary prerequisite to the proposed use of the subject property in order to preserve
the safety and qeneral welfare of the Citizens of the City of Anaheima
1„ Payment of $2a00 per front foot for street lighting purposes on Ball Road~
2. Installation of sidewalks and paving on Ball Road in accordance with the adopted
standard plans on file.in the office of the City Engineer.'
3. Frovision of standaz•d trash storage areas as determined by the Department of
Public Works, Sanitation Division, prior to Final Building Inspection.
4~ Tim~ limitation.of one hundred and eighty (180) days for the accomplishment of
Item Noso 1 and 2~
5o Recordation of C-1, Neighborhood Commercial~ deed restrictions, limiting the
use of subject property to business and professsional office use on1y, and to be accomplished
prior to the issuadce of a business license.
6. Time limitation of three (3) years for the use of the existing structure for
business and professional offices, from the effective date of the reclassification of
said property to the C-ly Neighborhood Commercial, Zone9 unless petition is made for a.review
by the Anaheim Planning Commission and the City Council for continuance of the said three (3)
yearsa . ,
7o Plans for the removal of the existing structure and replacement with a suitable
cotmnercial development shall be subject to the approval of the City Council, prior to the
issuance of a Building Permit for said construction.
8a Interim use of the existing residence on subject property in accordance with
Exhibit Noso 19 2, and 3. The reclassification of said property to the C-1, Neighborhood
Commercial, Zone, shall be accomplished and the improvements of subJect property as shown
on Exhibit•Noo I shall be completed prior to the issuance of a Husiness Licensea
