WHEREAS, the City Planning Commiesion did hold a public hearing et the City Hall in the City of Aneheim
on November 14, 1962, at 2:00 o'clock P.M., notice oE seid public hearing heving been duly given as required
by law end in accordence with the provisions of the Aneheim Municipel Code, Chepter 18.68,to hear and considec
evidence for and agoinst seid proposed varience end to investigete end make findings and recommendetions in connec-
tion therewith; and
WHEREAS, said Commission, after due inspection, investigetion, and etudy mede ~y itaelf end in its behelf,
and after due consideration of ell evidence and repocts oEfered es said heering, does Eind end determine the following
facts:
1. Thet the petitloner requesta a veriance from the Anaheim Municlpel Code: Section 18032.060 Which
requires that any construction on subject property be limited to one-story in height; and
Section 18~32a080 (].-a) which requires for sub3ect property a fifteen (15) foot front yard ~
to perm£t the establishment of the two-story apa.rtment building within ten (10) feet of the
front property lfne of subject property.
2. Thet there ere exceptional or extreordinery circumstences or conditions appliceble to the p~opeity involved
or to :he intended use of the property that do not apply generally to the property or cleas of use in the same vicinity
end zone.
3. Thet the requested variance is neceasary for the preservetion end enJoyment of e substentiel property right
possessed by other propecty in tne seme vicinity end zone, and denied to the pmpedy in question.
4. That the requested veriance will not be materielly detrimental to the public welfete or injurious to the pmp-
erty or improvements in such vicinity and zone in which the pcoperty is located.
5. 'That the requested verience will not edversely affect the Comprehensive Genr:al Plen.
